About the Role

Regional Property Managers are responsible for overseeing the daily operations of a diverse portfolio of affordable multifamily housing communities in accordance with company policies, regulatory requirements, lease agreements, and applicable federal, state, and local laws. This role requires a strong understanding of affordable housing programs and compliance requirements, including LIHTC, HUD, RD, and other subsidized housing programs as applicable. Regional Property Managers report directly to the Vice President of Multifamily for Meritus Property Group.

What You'll Do

  • Oversee and direct day-to-day operations across an assigned affordable housing portfolio, including the direct management and support of on-site teams
  • Ensure properties remain in compliance with all applicable affordable housing regulations and program requirements, including but not limited to LIHTC, HUD, Rural Development (RD), and other agency requirements
  • Monitor occupancy, recertifications, file compliance, waitlists, and reporting requirements to maintain program compliance and minimize audit findings
  • Partner with compliance teams and site staff to prepare for agency inspections, audits, and file reviews
  • Maximize property performance while maintaining compliance with affordability restrictions and program guidelines
  • Responsible for monthly review of financial reporting and budget variance analysis, while overseeing the annual budgeting process with owners and property managers
  • Monitor property performance metrics including occupancy, delinquency, concessions, and resident retention
  • Design and implement competitive and effective incentive compensation programs
  • Develop and implement marketing and leasing strategies that align with affordable housing regulations and target populations
  • Perform regular site visits to ensure smooth operations, evaluate curb appeal and property condition, and conduct physical inspections of communities
  • Maintain positive relationships with ownership groups, regulatory agencies, vendors, and residents
  • Recruit, train, coach, and develop on-site staff in partnership with Human Resources, including performance management and disciplinary action as needed
  • Ensure teams are properly trained on affordable housing compliance requirements, fair housing laws, and company policies and procedures
  • Monitor accounts receivable and accounts payable functions for each property
  • Other related duties as needed or assigned

Qualifications

  • Bachelor’s Degree preferred; equivalent industry experience considered
  • 6–10 years of multifamily property management experience required, with affordable housing management experience strongly preferred
  • Experience overseeing portfolios of 1,000+ units and scattered-site communities preferred
  • Strong knowledge of affordable housing programs including LIHTC, HUD, Section 8, Rural Development (RD), and other subsidized housing programs as applicable
  • Experience preparing for and responding to compliance audits and agency inspections
  • Experience managing on-site staff and maintenance teams across multiple locations
  • Knowledge of applicable landlord/tenant laws, fair housing regulations, and affordable housing compliance requirements
  • Ability to work independently, multi-task, and adapt to changing priorities in a fast-paced environment
  • Proficiency in Yardi required; experience with other software programs including Microsoft Office, SAP Concur, and TenantTech preferred
  • Strong communication, leadership, organizational, and problem-solving skills
