The Facility Manager is responsible for a wide variety of tasks including the effective daily leadership and administration of the maintenance, Housekeeping and Indirect Materials Management department, safely and effectively maintaining machinery and systems, and quickly and professionally responding to the needs of the tenants and the Facility Area Manager. The Facility Manager is also responsible for the preventative maintenance program to ensure that the building’s machinery and systems meet or exceed their rated-up time and life.
Responsibilities:
- Oversees the monthly/quarterly/annual reporting requirements appropriately based on client needs.
- Completes all facilities related reports accurately and on time following the client’s policies for record keeping.
- Manages the work assignments for building technicians, vendors, and contractors.
- Leads facilities staff to deliver expected service levels to the client within the prescribed budget.
- Ensure client satisfaction with site leadership team by providing a seamless interface of the client real estate organization and facilities through leadership, responsiveness and creativity that develops and maintains a positive relationship.
- Recommends capital improvements and prepares operating budget reports. Prepares monthly operating budget & forecasts and completes monthly variance report.
- Follows the annual performance plan; accomplish Key Performance Indicators as agreed with client in the Objectives of the Performance Agreement for the position.
- Share innovations and best practices with the assigned owner of best practices for JLL Facilities Management.
- Manage contractors when on site ensuring each contractor is following all client and JLL policies and ensuring the delivery of the service is completed correctly.
- Oversee the overall service delivery of the contracted services. Ensure all Client and JLL polices in regard to delivery of service, safety and compliance are followed.
- Ensure client satisfaction with delivery of Facility Management services and provide a lead role in monitoring and increasing customer satisfaction.
- Interface with occupants of selected properties.
- Provide interface with JLL and tenants for lease administration and to resolve site issues.
- Perform daily site Facility inspections.
- Coordinate outstanding projects with operations team.
- Manage client expectations and ensure client satisfaction by providing a seamless interface with client.
- Pursue all training resources in order to improve capabilities of the operations team.
- Ensure compliance with Jones Lang LaSalle and GM audit standards.
- Develop and manage a supplier management and utilization program.
- Ensure implementation of and compliance with Jones Lang LaSalle and GM’s safety program.
- Ensure that direct reports receive coaching throughout the year to help them achieve their performance objectives and develop professional skills. Deal directly and quickly with difficult employee issues.
