Position Summary
The Assistant Community Manager is responsible for supporting the day-to-day operations of the community by assisting with financial performance, resident relations, leasing oversight, rent collections, renewals, occupancy goals, and administrative functions. This position works closely with the Community Manager to ensure the property operates efficiently while providing exceptional customer service to residents, prospects, vendors, and team members.

Financial Management
- Collect and post rental payments accurately and timely.
- Monitor delinquency reports and aggressively pursue rent collections.
- Prepare and serve late notices, demand notices, and eviction-related documentation in accordance with company policy and local regulations.
- Coordinate with legal representatives regarding eviction filings, court appearances, and resident payment agreements.
- Assist with accounts payable processing, invoice coding, and purchase order management.
- Reconcile resident ledgers and resolve account discrepancies.
- Maintain accurate financial records and reports.
Occupancy and Leasing Support
- Oversee daily leasing activities to ensure occupancy goals are achieved.
- Monitor leasing traffic, follow-up efforts, and closing ratios.
- Assist with leasing presentations and resident tours as needed.
- Review applications and verify applicant documentation.
- Process move-ins, transfers, renewals, and move-outs.
- Monitor market trends and competitor pricing.
Resident Retention and Customer Service
- Manage the renewal process from initial offer through lease execution.
- Conduct resident outreach and retention efforts.
- Respond to resident concerns and work toward prompt resolution.
- Maintain positive resident relationships and promote resident satisfaction.
- Assist with resident events and community engagement activities.
Property Operations
- Conduct apartment inspections and walk vacant units.
- Schedule and monitor make-ready activities to ensure apartments are completed on time and within company standards.
- Coordinate with maintenance staff regarding work orders, turns, inspections, and resident concerns.
- Monitor vacant units and ensure readiness for leasing.
- Assist with property inspections and identify areas requiring attention.
Administrative Responsibilities
- Maintain accurate resident files and property records.
- Ensure compliance with company policies, Fair Housing regulations, and applicable laws.
- Prepare reports related to occupancy, collections, renewals, delinquency, and property performance.
- Answer phones, respond to emails, and assist walk-in traffic.
- Maintain office organization and professional appearance.
Team Leadership
- Provide leadership and support to the leasing team.
- Assist in training and coaching leasing personnel on company procedures and customer service expectations.
- Support the Community Manager in achieving operational and financial goals.
- Serve as acting manager in the absence of the Community Manager.
Additional Responsibilities
- Participate in after-hours emergencies as required.
- Assist with special projects, audits, inspections, and company initiatives.
- Perform other duties as assigned by the Community Manager, Regional Manager, or company leadership.
Qualifications
- Minimum of 2 years of multifamily property management experience preferred.
- Strong knowledge of leasing, collections, resident relations, and property operations.
- Experience with property management software (Yardi, RentCafe, OneSite, Entrata, or similar).
- Knowledge of Fair Housing laws and landlord-tenant regulations.
- Strong organizational, communication, and customer service skills.
- Ability to multitask and work in a fast-paced environment.
- Proficient in Microsoft Office Suite.
Physical Requirements
- Ability to walk the property, including stairs and apartment homes.
- Ability to lift up to 25 pounds occasionally.
- Ability to work both indoors and outdoors in varying weather conditions.

Pay Range
- Base pay: $20.00 - $24.00 per hour.
