SUMMARY: The Assistant Community Manager assists the Community Manager in the day-to-day operations of the assigned property as a key leader within the onsite team. This position combines the sales and customer service responsibilities of a Leasing Consultant and assisting in the management of property resources to achieve established budgeted financial and operational goals, and ensures that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities ACT, Fair Credit Reporting ACT, and other laws and regulations governing multi-family housing operations.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Includes the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
· Offers support in performing all duties of the Leasing Consultant position, including customer service, leasing, renewals, resident communication, and marketing activities.
· Assists with periodic apartment inspections, follows proper notice requirements, imposes and collects late fees and other charges as allowable and stated in the terms of the lease. Assists in ensuring that daily bank deposits are made.
· Assists in the analysis and interpretation of current market and economic trends that may impact the property and strategizes short- and long-range marketing and leasing plans to achieve the property’s occupancy and revenue goals.
· Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensure the property’s maintenance team members comply with Company standards regarding response times and completion of resident service requests.
· Assists with move-out inspections, preparation of security deposit dispositions, assessment of damages, and coordination of turn costs with maintenance personnel.
· Assists in the monitoring of property conditions and reports safety concerns, maintenance issues, and operational needs to ensure the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
· Assists in the maintenance of accurate resident records and ensures compliance with company policies and Fair Housing Regulations.
· Supports the Community Manager in achieving occupancy, collections, resident retention, and operational goals.
JOB REQUIREMENTS:
· Minimum two to three years of property management experience is required.
· High School Diploma required, Bachelor’s Degree Preferred.
· Previous leasing experience required with emphasis on excellent customer service skills.
· Strong understanding of lease agreements, Fair Housing Laws, and property management practices.
· Proficient with Microsoft Office Suite. Yardi or similar software experience preferred.
· Excellent customer service, communication, and conflict resolution skills.
· Demonstrated ability to exercise sound judgment, maintain professionalism, and effectively balance customer service with policy enforcement.
· Strong organizational skills with the ability to manage multiple priorities.
· Ability to work a flexible schedule, including evenings and weekends.
· Ability to work independently, exercise sound judgment, and maintain confidentiality.
· Comply with expectations as demonstrated in the employee handbook.
· Valid driver’s license with minimum 5 years driving experience and driving record acceptable to our insurance carrier.
