Job Summary
The Assistant Community Manager helps oversee the day-to-day operations of the assigned community by implementing policies, procedures, and practices that enable the community to meet sales requirements, collect rent payments, maintain low delinquencies, ensure maintenance projects are completed, and keep communities maintained at a high level of care — all to ensure excellent support and service to residents and the growth and stability of the company.
Essential Job Duties
Represent the company in a positive manner to clients, residents, partners, and employees as a critical ambassador of the company
Stay committed to high resident satisfaction, resolve guest concerns professionally, and escalate to the district or regional manager when needed
Sell new homes with a goal of 90 days, and refurbished homes where applicable
Help manage assigned maintenance staff and ensure maintenance issues are addressed in a timely manner
Manage delinquencies to a goal of 5%, with an ultimate goal of being under 0%
Regularly inspect the community, ensuring the highest standards are maintained; evaluate maintenance, grounds, and all areas of operations; ensure residents are following park rules and keeping the community and their properties clean
Inspect vacant homes regularly
Report regularly to the Community or District Manager
Ensure all resident documents are executed timely and accurately for pad rentals, lease-to-own, rentals, and community rules
Complete reporting as requested through Saratoga Group software platforms, including but not limited to Google Apps, Asana, and Rent Manager
Communicate effectively with everyone in the organization and with external partners, both verbally and in writing
Devote working time, attention, knowledge, and skills to the company's business interests, in good faith and with best efforts, to the satisfaction of the employer
Take after-hours emergency calls and respond accordingly
Maintain regular and predictable attendance
Perform other duties customarily associated with similar positions, or as assigned from time to time
Understand that management reserves the right to revise this position description as necessary
Physical Demands and Working Conditions/Environment
Work 5 days per week, Monday–Friday
Work up to 8+ hours a day, with occasional longer days to meet a potential resident after scheduled hours
Push, pull, or lift up to 25+ lbs
Occasionally climb, kneel, crouch, bend, or crawl
Work outside and walk across communities in various weather conditions, for extended periods, including up and down stairs and up ladders

If hourly, take any unpaid meal breaks or paid breaks per applicable laws
