Job Description:

About the Role

The Assistant Property Manager coordinates with Property Manager and General Manager to direct and supervise activities of building staff and vendors in accordance with policies and procedures.


This role plays a key part in maintaining the reliability and performance of our buildings, creating safe, functional environments for tenants, clients, and patients.  Key responsibilities may include, but are not limited to:

  • Supporting tenant satisfaction through customer service, addressing tenant inquiries, and coordinating participation in tenant satisfaction surveys.
  • Assisting in overseeing day-to-day property operations, including preventive maintenance programs, vendor and contractor management, facility inspections, contract administration, and regulatory compliance.
  • Prepare financial and operational reports for the Property Manager, monitors accounts receivable and collections, and coordinates lease default and delinquency proceedings.
  • Assist with the preparation and management of operating expense reconciliations, capital budgets, recoveries, budget adjustments, and due diligence activities.
  • Coordinate vendor/contractor services as appropriate to support daily property operations.
  • Collaborate with the Property Manager and Engineering team to develop and implement capital improvement plans and property enhancement projects.
  • Coordinate lease administration activities, including lease documentation, renewals, amendments, and tenant compliance, in partnership with the Property Manager and General Manager.
  • Assist with tenant relations and event coordination.
  • Develop presentations, proposals, correspondence, and management reports while providing administrative and operational support as needed.
  • Dispatch and track routine work orders to maintenance staff or other responsible party.
  • Retrieve incoming calls in a professional manner and delivering high level of customer service as appropriate.

 

Qualifications

  • High School Diploma or GED, BA or BS preferred
  • 1 -3+ years of experience in real estate management ideally within medical office buildings
  • Must be located in Wheat Ridge, CO surrounding area or willing to relocate for the duration of employment.
  • Must be in office 5 days a week.
  • Willingness to adapt and thrive in a blended work environment with 5-days in office, seamlessly transitioning between property visits and in-office operations.
  • Strong knowledge of accounting principles, practices, and software, preferably within real estate.
  • Proficient in MS Office (especially Excel and Word) with excellent attention to detail and mathematical aptitude.
  • Skilled in communication, customer service, organization, and multitasking to ensure accuracy and timely completion.
  • Exercises sound judgment independently and maintains flexibility for up to 10% annual travel.
  • Must be legally authorized to work in the United States without need for employer sponsorship now or in the future

The estimated base salary range for this position $34/hour - $39/hour.  This range reflects a good-faith estimate of the base salary Ventas reasonably expects to pay at the time of posting. Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business needs.

 

In addition to base salary, this role is eligible for discretionary incentive compensation and a comprehensive benefits package, which includes medical, dental, vision, retirement savings, paid time off, and other wellness benefits under applicable plan terms.
