McEnearney Property Management is seeking an experienced and motivated Assistant Property Manager to join our residential property management team. This position is ideal for someone who already has a solid foundation in residential property management and is looking for an opportunity to expand their knowledge, take on greater responsibility, and work toward becoming a Property Manager.

Our goal is to develop the right candidate into a Property Manager within approximately two years, based on demonstrated performance, knowledge, judgment, and readiness for the role.

Position Overview

The Assistant Property Manager works closely with Property Managers to support the day-to-day management of a residential property portfolio. This is a hands-on position requiring strong communication, organization, follow-through, problem-solving skills, and the ability to manage multiple priorities.

While the position includes administrative responsibilities, we are looking for someone who can do more than process tasks. The successful candidate will be expected to understand the reason behind the work, recognize when an issue requires attention, communicate effectively with owners and tenants, and develop the judgment necessary to eventually manage a portfolio independently.

Key Responsibilities

• Coordinate and follow up on tenant maintenance requests and work orders from initial request through completion
• Communicate with tenants, property owners, vendors, and Property Managers regarding maintenance and property-related matters
• Troubleshoot routine maintenance issues and determine appropriate next steps
• Coordinate vendors, obtain estimates, monitor scheduled work, and confirm completion
• Communicate repair recommendations, estimates, and necessary approvals to property owners
• Monitor outstanding work orders and proactively follow up on unresolved or delayed items
• Assist with property inspections, vacant property checks, move-ins, move-outs, and property turnovers
• Assist with preparing properties for marketing and new tenant occupancy
• Review invoices and supporting documentation for accuracy and proper authorization
• Assist with owner account matters, outstanding balances, aged payables, and owner statement review
• Maintain accurate property records and documentation within the property management system
• Communicate promptly and professionally with tenants and owners, including acknowledgment and follow-up when an issue cannot be resolved immediately
• Identify potential problems and bring appropriate issues to the Property Manager's attention
• Learn applicable landlord-tenant requirements, company policies, lease requirements, and property management procedures
• Assume increasing responsibility as knowledge and experience develop in preparation for advancement to a Property Manager position

Qualifications

• 2+ years of residential property management, leasing, or closely related experience preferred
• Prior experience coordinating residential maintenance and working with vendors strongly preferred
• Familiarity with property management software; AppFolio experience is a plus
• Strong written and verbal communication skills
• Excellent organizational skills with the ability to manage multiple open items and deadlines
• Strong attention to detail and consistent follow-through
• Ability to read and respond to communications thoroughly and accurately
• Comfortable communicating directly with property owners, tenants, vendors, and other professionals
• Ability to exercise good judgment and determine when an issue should be handled independently or escalated
• Strong problem-solving skills and willingness to research or pursue solutions rather than simply passing along problems
• Professional, dependable, responsive, and able to work collaboratively as part of a team
• Interest in developing a long-term career in residential property management
• Valid driver's license and reliable personal transportation required, as the position involves regular travel to managed properties for inspections, property visits, move-ins, move-outs, and other property-related responsibilities
• Virginia real estate salesperson license preferred but not required at the time of hire. Candidates who are not currently licensed must be willing and able to obtain a Virginia real estate license as they progress toward advancement into a Property Manager position

Career Development

This position is intended to provide a path toward becoming a Property Manager. The Assistant Property Manager will receive increasing exposure to the full property management process, including owner relations, tenant relations, maintenance oversight, property condition, financial matters, lease administration, compliance, and portfolio management.

As the employee demonstrates proficiency and sound judgment, responsibilities will gradually increase with the expectation that a successful candidate may be ready to advance into a Property Manager position in approximately two years.

Advancement is based on performance and demonstrated readiness and is not automatic based solely on length of employment. Advancement to the Property Manager position will also require obtaining and maintaining the appropriate Virginia real estate license if the employee is not already licensed.
