Assistant Property Manager

About the role

BlackRock Communities manages just over 500 apartment homes across a scattered-site portfolio in and around Tacoma. We own what we manage, which keeps our team directly connected to the decisions that shape our properties and the people who live there.

We run differently than most management companies. There's no on-site manager at each property — we manage the whole portfolio as one team, and nobody "owns" a building. We've also invested heavily in a new property management system and a strong administrative team that handle the bulk of the back-office work. That frees our local team to spend its days with residents and buildings instead of paperwork.

That's the job.

What you'll do

You'll be based out of one of our Tacoma properties, but the whole portfolio is your territory. Expect to be in your car and on your feet most days.

• Walk properties and complete unit, common area, and exterior inspections — catching the small things before they become the expensive problem.

• Meet residents face to face: welcome checks, routine check-ins, and follow-up when something isn't right

• Follow up on maintenance requests and coordinate with our maintenance team to see work through

• Post notices and handle resident communication with professionalism and a level head

• Work rent collections — conversations, follow-up, and payment arrangements, handled with both firmness and respect

• Support leasing: show apartments, follow up on inquiries, and help close when our leasing agent needs backup

• Own renewal conversations — reaching out early, building relationships, and encouraging strong resident retention

Who we're looking for

Property management experience is welcome but not required. Some of our strongest candidates come from hospitality, retail, or other service industries — anywhere you've run a physical building, handled guests or customers directly, and learned that things break at inconvenient hours. If you've managed front office or guest services at a full-service hotel, this will feel familiar.

What matters more:

• You genuinely like people. Most of this job is conversations, and some are hard ones. You stay calm and you follow through.

• You can sell. Not pushy — you listen, understand what someone needs, and ask for the close. You're comfortable asking someone to sign, and comfortable asking someone to pay.

• You're organized without being told to be. You're a self-starter — you figure out what needs attention and go handle it.

• You're comfortable with buildings. You don't need to swing a hammer, but you should know normal wear from a real problem.

• You're good with technology. We're a software-forward company, and new systems shouldn't make you nervous.

Also required: 2+ years in a customer-facing role with real responsibility; a valid Washington driver's license, reliable vehicle, and current auto insurance (mileage reimbursed); residence in or near Tacoma; and the ability to pass a background check. Bilingual English/Spanish is a plus.

Schedule

Tuesday through Saturday. We stagger schedules so the team covers six days a week and residents can reach a real person at times that are convenient for them. Some flexibility on days for the right candidate.
