The Opportunity:

This position provides proactive, hands-on care and daily maintenance of private residences. The role is primarily focused on estate operations, routine repairs, preventative maintenance, and property readiness, with limited administrative support and secondary coordination with vendors and contractors as needed.

Location & Hours:

The position is primarily located at a private residence in Winter Park, Florida. Full-time position with typical hours of Monday — Friday, 8:00am — 5:00pm. Flexibility to provide occasional weekend and event support as needed.

What You'll Do: 

Estate Operations and Maintenance:

  • Conduct daily interior and exterior estate inspections, proactively identifying maintenance, repair, safety, and presentation needs.
  • Perform routine handyman work, including drywall repair, painting, caulking, hardware replacement, furniture assembly, and basic carpentry.
  • Complete minor household repairs within skill level; identify when specialized support is needed.
  • Support preventative maintenance and seasonal upkeep across residences, equipment, and outdoor living areas.
  • Replace filters, light bulbs, batteries, and other routine maintenance items, and track recurring replacement needs.
  • Monitor the condition and basic operation of household systems and equipment, using sound diagnostic judgment to troubleshoot issues and determine appropriate next steps.
  • Assist with irrigation, exterior lighting, pool equipment, outdoor furniture, grills, patios, gutters, and other exterior fixtures and seasonal equipment.
  • Maintain daily readiness, cleanliness, and five-star presentation standards throughout interior, exterior, garage, storage, and back-of-house spaces.
  • Maintain an organized work space, tools, equipment, and maintenance inventory; ensure supplies are available and equipment is kept in safe working condition.
  • Support event setup and breakdown, furniture moves, seasonal preparations, deliveries, and other hands-on property needs.
  • Respond promptly and professionally to day-to-day maintenance requests from the family and household staff.
  • Provide flexible coverage across indoor and outdoor property needs.
  • Respond to urgent property issues and unforeseen needs, including on-call support as assigned

Vendor & Team Support:

  • Coordinate access and scheduling for vendors and contractors when outside expertise is required, following direction from the Property Manager.
  • Communicate clearly and professionally with vendors, household staff, and the Property Manager regarding work status, property concerns, and completed tasks.
  • Observe vendor work while on property and confirm completed work meets expected quality and presentation standards; elevate concerns as appropriate.
  • Support household and grounds staff as needed to keep property operations moving smoothly, without direct supervisory responsibility.
  • Maintain concise maintenance notes, service records, and supply information as needed; administrative duties are limited and secondary to hands-on work.

What You'll Bring:

  • Hands-on property maintenance, facilities, estate, or related trade experience preferred.
  • Mechanically inclined, with practical knowledge of tools, equipment, small engines, and basic household systems.
  • General knowledge and basic skill in household maintenance trades, including plumbing, electrical, HVAC, carpentry, painting, and exterior upkeep.
  • Strong attention to detail and a proactive approach to inspecting properties, noticing small issues, and addressing needs before they become larger problems.
  • Self-directed and comfortable working independently, solving problems in the moment, and using sound judgment to determine when to ask for assistance.
  • Adaptable, and able to shift priorities while keeping daily property operations moving smoothly.
  • Forward-thinking and committed to maintaining polished, refined, five-star standards throughout the estate.
  • Clear, professional verbal and written communication skills, including the ability to interact effectively with family members, staff, and vendors.
  • Willingness to learn, receive training, and expand technical knowledge of household systems and estate operations.
  • Valid driver’s license required.
  • Must be a responsible, dedicated, dependable, and self-directed person of highest integrity; organized, reliable, positive in attitude, and proud of the service provided.

Essential Physical Demands:

  • Required to wear appropriate employer-provided safety equipment in performance of job.
  • Ability to lift sixty (60) pounds; occasional lifting up to eighty (80) pounds.
  • Ability to stoop, bend, kneel, climb, and remain standing on feet for lengthy periods of time.
  • Ability to safely operate power machinery and tools.
  • Ability to work outdoors in all types of weather conditions.
