About the Role

Associa is looking for an Assistant Property Manager to join our Rhome team in Lehi, UT. The Assistant Property Manager is directly responsible for all marketing and leasing activities that take place inside the branch rental division.

Duties and Responsibilities: 

  • Marketing occupied and vacant properties for lease, using MLS, multiple ILS’, company website, signs, etc.
  • Place lockbox on property after receiving Notice to Vacate and prior to marketing
  • Perform market analysis on rental comparisons to determine rental price point and communicate pricing with property owner/client
  • During property marketing, provide property owner/client weekly email updates regarding showing activity and price reductions as necessary
  • Perform property walks after tenant has provided notice to vacate, to determine marketability. Communicate findings with property management and maintenance teams
  • Responsible for pre-qualifying tenants via phone call and showing property
  • Responsible for all co-broker communication in regards to other Brokers showing and leasing company-managed properties
  • Responsible for tenant underwriting duties to qualify them for renting (i.e. application processing)
  • Responsible for lease creation and providing it to applicants for signature
  • Responsible for managing the day-to-day efforts of the lease renewal process, including, but not limited to, determining rental price increases, communicating with property management staff to determine renewal worthiness, and communicating with the property owner/client
  • Regularly communicate with and support branch operations
  • Special projects and other assigned tasks
Qualifications
  • 2-3 years Real Estate leasing background required
  • Real Estate license required
  • Valid Driver's License
  • Background in Single Family Residential Management preferable
  • Ability to multitask and prioritize critical items moment to moment
  • Strong communication skills, both written, and verbal
  • Experience with property management software
  • High School Degree Required
