The Assistant Property Manager (APM) is primarily responsible for computing and maintaining financial records for the assigned property while supporting day-to-day operations, including leasing, marketing, administrative functions, and resident relations. This role is designed to prepare individuals for advancement into a Property Manager position by providing increased responsibility and exposure to all aspects of property management.

Qualifications
  • Minimum of 2 years of Assistant Property Manager experience on a large property
  • Strong leadership and management skills
  • High school diploma required; college degree preferred
  • Ability to work a flexible schedule, including evenings and weekends
  • Excellent written and verbal communication skills
  • Proficiency with MS Word, Excel, Outlook, YARDI®, and RealPage
  • Accounting experience preferred but not required
  • Valid Driver’s License required

Duties & Responsibilities
  • Enforce rent policies, maximize gross rent, and minimize vacancy and delinquency losses
  • Collect rent, complete daily deposits, and perform monthly reconciliations
  • Process resident move-outs and turn over collection files every 30 days
  • Follow company procedures related to evictions and lease violations, including notice requirements, court appearances, and attorney coordination
  • Ensure timely processing of pre-close and month-end accounting
  • Maintain communication with attorneys regarding evictions, court dates, and hearings
  • Create basic purchase orders (POs) as requested
  • Produce weekly and monthly reports for the Property Manager and Regional Manager
  • Perform marketing and leasing functions to meet or exceed budgeted occupancy
  • Conduct daily visual inspections of the property to ensure cleanliness and curb appeal
  • Convert a minimum of 30% of total traffic to leases and accurately record all leads
  • Track traffic, review advertisements, and develop marketing leads to support leasing goals
  • Monitor renewals and distribute, track, and follow up on renewal notices
  • Implement resident retention initiatives, including move-in and service follow-ups
  • Accurately record resident service requests with detailed information
  • Perform additional duties as directed by the immediate supervisor
