Summary of Position
The Assistant Community Manager is accountable for providing support to the site team, including but not limited to leasing activity, occupancy, maintenance performance, rent collections, and financial performance and reporting. An exceptional Assistant Community Manager effectively manages their time and coordinates the on-site team, activities, and available resources to accomplish community objectives set forth by the Community Manager.
Compensation & Incentives:
Compensation includes a competitive hourly rate, performance-based bonus opportunities, and participation in ARTISAN's commission program. Eligible candidates may also receive a sign-on bonus of up to $3,500, based on position, experience, and community needs.
Principal Accountabilities
- Conduct all business in accordance with ARTISAN policies, Fair Housing, ADA, FCRA, and all applicable laws.
- Support and influence community success by taking ownership of key operational, leasing, and resident experience initiatives.
- Support property goals related to occupancy, resident satisfaction, budget performance, and retention.
- Deliver exceptional resident service and assist with resolving concerns and issues.
- Assist with rent collections, delinquency management, payment arrangements, evictions, liens, and judgments as necessary.
- Help maintain community standards through regular inspections, curb appeal oversight, and move-in/move-out inspections.
- Support leasing efforts through lead management, prospect follow-up, apartment tours, application screening, and resident retention.
- Monitor market conditions and competitor activity to support pricing and leasing strategies.
- Ensure resident files, lease documents, and reports are accurate, complete, and compliant.
- Attend ARTISAN meetings, training sessions, and company events.
- Lead by example, empower team members, and foster a positive, accountable culture aligned with ARTISAN's Core Values.
- Perform other duties as assigned to support the success of the community.
Physical Demands of the Position
The Assistant Community Manager will be exposed to the constant activity that requires intermittent standing, walking, climbing stairs, and crouching. The Community Manager should maintain a working knowledge of OSHA guidelines and follow any procedures set forth to protect the health and safety of the on-site staff, the community, the residents, and themselves.
Requirements
- High school diploma or equivalent; College-level education highly preferred.
- 1+ years of on-site Leasing, Assistant Manager, or Property Manager roles.
- Strong computer proficiency including electronic communications, CRM, Microsoft Office, Microsoft Excel, Microsoft Outlook, Property Management Software (Real Page preferred).
- Industry designations preferred, or willing to maintain. (CAM, CAPS, CPM, Real Estate License)
