Position Summary

The Assistant Property Manager at The Edge and The Brinkley plays a vital role in the success of two thriving South Charlotte communities. Working closely with the Property Manager, you’ll contribute to leasing performance, resident retention, and the daily operations that keep both properties running smoothly. This role blends people skills with operational discipline, building meaningful resident relationships while staying on top of the details that drive occupancy, renewals, and community standards. It takes someone who is organized, energetic, and genuinely invested in creating a place residents are proud to call home, with the focus and follow-through to manage two highly desirable communities without losing momentum at either one.

What You’ll Do

Leasing & Marketing

  • Conduct property tours and guide prospective residents through the application and leasing process
  • Collaborate with the Property Manager to establish leasing goals and keep the team motivated in meeting them
  • Monitor closing ratios and leasing performance, identifying opportunities to improve conversion
  • Support outreach marketing efforts and help coordinate social media content


Resident Relations

  • Serve as a primary point of contact for resident inquiries, concerns, and service requests
  • Address complaints and lease violations in accordance with community policies and procedures
  • Support resident engagement through events and timely community-wide communications
  • Assist with utility billing compliance through the Conservice submetering process


Property Operations & Maintenance

  • Conduct regular inspections of common areas, buildings, and breezeways alongside the Property Manager
  • Coordinate with the maintenance team to track open service requests and monitor completion timelines
  • Maintain open communication between the leasing and service teams to ensure adequate unit inventory at all times
  • Ensure show units, models, and amenities remain in marketable and welcoming condition


Financial Support

  • Code and upload invoices for Property Manager review and approval
  • Maintain accurate and timely record keeping within OneSite and other property management systems used daily
  • Support financial reporting and budget preparation as needed throughout the year


Renewals & Retention

  • Support the renewal strategy by sending offers, follow-up communications, and completing renewal packets accurately and on time
  • Maintain an updated renewal tracking spreadsheet and monitor lease terms and trade values
  • Follow up with residents proactively to support retention goals at both properties


Team & Leadership

  • Foster a positive and motivated team environment
  • Support the onboarding and training of new associates
  • Step in for the Property Manager when needed to ensure seamless operations across both communities


What We’re Looking For

Education & Experience

  • High school diploma or equivalent required; Associate’s or Bachelor’s degree in Business, Real Estate, or a related field preferred
  • Minimum two years of experience in leasing, property management, or a related customer service role
  • Familiarity with conventional multifamily housing and midrise operations is a plus; willingness to learn the nuances of this type of community is equally valued


Certifications

  • CAM, NALP, or other NAAEI certifications are a plus but not required


Technical Skills

  • Proficiency in OneSite (RealPage) or similar property management software preferred
  • Comfortable working in a technology-forward environment
  • Familiarity with EliseAI, AppWork, Knock, Sprout Social, and Canva is a plus
  • Proficiency in Microsoft Office Suite


Skills & Knowledge

  • Strong written and verbal communication skills with a customer-first mindset
  • Ability to prioritize and manage competing deadlines across two active communities
  • Working knowledge of Fair Housing laws, landlord-tenant regulations, and the NAA Lease Agreement


Work Environment

This is an onsite role requiring regular movement between The Edge and The Brinkley, both located in South Charlotte. Reliable transportation is required. Occasional evening and weekend availability may be needed to support leasing events, resident activities, or urgent property matters.
