About the Role

Job DetailsJob Location: Atlanta, GA 30309The Assistant Property Manager supports the Property Manager in the financial, administrative, and operational management of a multifamily residential community. This role is responsible for ensuring accuracy in rent collections, maintaining compliance standards, supporting resident relations, and assisting with day-to-day office operations. The Assistant Property Manager helps maintain financial discipline, lease file integrity, and operational consistency to support occupancy, revenue growth, and resident satisfaction goals. Essential Duties and Responsibilities Financial & Collections Post rent payments and ensure daily deposits are accurate and timely. Monitor delinquency and follow established collection procedures. Issue late notices and legal notices in accordance with company policy. Maintain accurate accounts receivable records. Assist with move-out statements and security deposit reconciliations. Support invoice processing and vendor documentation. Administrative & Compliance Maintain complete and audit-ready resident files. Track lease expirations and support renewal efforts. Generate and review reports from property management software. Ensure compliance with Fair Housing regulations and company policies. Assist with affordable housing compliance documentation, if applicable. Resident Relations Provide professional and responsive customer service. Address resident concerns and escalate issues when appropriate. Support resident retention and community engagement initiatives. Operational Support Coordinate with maintenance to ensure timely work order completion. Monitor office professionalism and property appearance. Support vendor coordination and scheduling. Serve in a leadership support role in the absence of the Property Manager. QualificationsEducation & Experience High school diploma or equivalent required. 1–3 years of multifamily property management experience preferred. Experience in rent collections and delinquency management preferred. Experience with AppFolio or similar property management software preferred. Experience with affordable housing programs (LIHTC, HUD, PSH) preferred, if applicable to the asset. Knowledge & Skills Working knowledge of Fair Housing laws. Basic understanding of property financials and accounts receivable. Strong organizational and documentation skills. Proficient in Microsoft Office (Excel, Word, Outlook). Ability to manage multiple tasks and meet deadlines. Strong verbal and written communication skills. Ability to handle confidential information professionally. Competencies Detail-oriented and financially disciplined. Strong customer service mindset. Ability to resolve conflict professionally. Reliable, accountable, and proactive. Team-oriented with leadership support capability. Physical Requirements Ability to sit or stand for extended periods. Ability to walk the property as needed. Ability to lift up to 25 lbs.
