Commercial Property Manager:  

We’re looking for an experienced, entrepreneurial Commercial Property Manager to oversee properties across Protea’s portfolio. This is a key leadership role with strong opportunity for growth as our organization continues to expand.

You will be responsible for the full scope of property operations, including financial performance, tenant relations, lease administration, vendor management, and capital projects. You’ll drive operational excellence, maintain strong relationships with tenants and ownership, and ensure properties run efficiently and profitably.The ideal candidate is highly organized, proactive, and thrives in a dynamic environment. You’ll work closely with the Asset Manager while having clear ownership of day-to-day and strategic property management functions.This is a full time, salaried position with our established company.

What You Will Do:
-Oversee the day-to-day property management of assigned commercial properties in alignment with the goals and objectives of Protea Property Management, Inc. and the property owners, while ensuring full compliance with the terms of the applicable property management agreements.
-Manage all aspects of commercial property operations, including financial performance, tenant relations, vendor management, and overall property condition.
-Develop and maintain strong relationships with tenants, vendors, ownership, and other stakeholders, serving as a professional ambassador for Protea Property Management.
-Prepare and present financial reports, budgets, forecasts, and property recommendations to ownership and internal leadership for review and approval.
-Oversee marketing, promotions, activations, and special events that support property performance and enhance the tenant and guest experience.
-Lead vendor management, service contracts, and operational initiatives to ensure high-quality standards, excellent curb appeal, and optimal physical condition of the properties at all times.
-Manage capital expenditure projects, tenant improvement coordination, and long-term property planning with a strong understanding of budget and operational impact.
-Prioritize and multitask effectively across competing demands while maintaining attention to detail and delivering excellent customer and client service.
-Negotiate contracts and resolve issues with tenants, vendors, and stakeholders in a professional and solutions-oriented manner.
-Continuously monitor property performance metrics and implement strategies that support operational excellence and long-term value creation.

Qualities and Skills You Will Need:
-Strong financial and analytical skills with the ability to prepare, interpret, and present budgets, forecasts, and performance reports - Yardi experience preferred. 
-Excellent organizational and prioritization skills with the ability to manage multiple properties and competing demands
-Outstanding interpersonal and communication skills (both written and verbal), including the ability to present confidently to ownership and stakeholders
-Proven negotiation and conflict-resolution abilities
-High attention to detail and a commitment to maintaining excellent property standards and curb appeal
-Proactive, entrepreneurial mindset with a strong sense of ownership and accountability
-Ability to build and maintain positive relationships with tenants, vendors, owners, and internal team members
-Experience overseeing capital projects, tenant improvements, and vendor contracts
-Comfortable working in a fast-paced, dynamic environment and adapting to changing priorities
-Strong customer service orientation with a focus on delivering excellence to tenants and ownership
-Proficiency with property management software and Microsoft Office Suite (especially Excel)
