Job Description:

RBM Partners is seeking an experienced professional to oversee an upcoming property. A Community Manager is responsible for directing and overseeing all aspects of the community’s operations. Examples include but are not limited to the maintenance, upkeep of residential properties, and tenant satisfaction.

Job Duties:

Lease Management: 

  • Market available properties to attract and retain tenants.
  • Screen and approve prospective tenants by conducting thorough background checks.
  • Negotiate lease agreements and renewals, ensuring they align with legal requirements and company policies.
  • Direct marketing and retention efforts for the community to drive traffic, leases, and achieve occupancy goals.

Property Maintenance: 

  • Coordinate with Service Manager and oversee maintenance and repair work, ensuring properties are safe, well-maintained, and compliant with local regulations.
  • Manage relationships with vendors and contractors, ensuring timely, cost- effective, and quality service for repairs, maintenance, and capital improvement projects. Negotiate contracts. 
  • Develop and manage a preventative maintenance program with Service Manager to extend the lifespan of property assets.
  • Participate in community inspections with the city, lenders, investors, and senior leadership as requested; resolve issues as needed.
  • Support the maintenance team by inspecting grounds for curb appeal, community safety & appearance, and help maintain community cleanliness by picking up litter, and communicating service needs.

Financial Management: 

  • Prepare and manage property budgets, tracking income, expenses, and variances.
  • Monitor the collection of rent payments and delinquencies according to company policies.
  • Review and approve invoices and expenditures related to property management.

Legal Compliance:

  • Stay informed about local, state, and federal housing regulations and ensure compliance in all property management activities.
  • Handle tenant evictions when necessary, following legal procedures.

Reporting:

  • Generate and prepare regular reports on property performance, occupancy rates, and financial metrics. (i.e., variance reports, weekly performance reports, and monthly performance reports) 
  • Provide recommendations for property improvements and cost-saving measures.

Team Management:

  • Exhibit “servant-first” leadership by putting the needs of the team first, providing training and feedback to continually enhance individual and overall performance, and ensuring all necessary resources are available to improve service quality and exceed resident expectations.
  • Review staff performance regularly, communicate expectations, and hold associates accountable through training, mentoring, performance, improvement plans, and, as a final resource, corrective action. 
  • Foster a positive and productive work environment.

Resident Management:

  • Maintain positive communications with residents and provide excellent service through courteous and timely response to resident needs and concerns.
  • Keeping up and organizing different resident engagement activities monthly aligned with the property budget. 
  • Maintain accurate and in-depth knowledge of the community.
