The Community Manager is responsible for providing leadership and direction to associates at the assigned property. The Community Manager is tasked with mentoring property associates. Ensuring that all associates support the managerial, operational, and financial goals of the company while understanding their role in achieving all established goals. The Community Manager advocates on behalf of associates to enhance individual performance and provides excellent customer service to residents, prospects, and vendors.
Essential Job Functions
Supervise and train all property associates.
Assist the Regional Vice President or Regional/District Manager in the selection of property associates. Assumes primary responsibility for preliminary interviewing.
Evaluate associates’ performance, including the completion of performance reviews as scheduled. Counsel underperforming associates and provide critical feedback to improve performance.
Achieve financial solvency through cost reduction and implementing systems to achieve 0% rent delinquency.
Utilize selection and retention strategies to maintain premium occupancy levels.
Participate in the preparation of the annual operating budget and work with the Regional Vice President or Regional/District Manager to maintain budgetary guidelines.
Ensure adherence to proper preventive maintenance schedules and required inspections, when needed.
Execute marketing and advertising campaigns for apartment leasing and coordinate leasing events such as outreach marketing, open houses, realtor tours, and resident promotional activities.
Maintain knowledge and awareness of corporate in/out migration, property competition, and other market conditions affecting leasing and operations.
Notify residents of all issues affecting their tenancy.
File court documents for eviction and attend scheduled court hearings as landlord’s representative.
Oversee security deposit administration including inspecting units to determine resident’s balance or refund, preparing disposition letters, and processing security deposit returns.
Maintain building security measures, ensuring proper incident documentation and notification to management, owners, and insurance carriers.
Lead tours of the property, including showing the model unit and vacant units, and marketing property amenities, as needed.
Develop and utilize sound rent collection procedures, including following up with delinquent accounts.
Develop and utilize sound invoice processing procedures and ensure invoices are processed in a timely manner.
Monitor landlord-resident relations and mediate disputes when necessary.
Utilize maintenance software program to enter and track work orders, and regularly review maintenance reports with the Maintenance Supervisor.
Inspect apartments for move-in condition (pre-inspection) and turnover/make ready status.
Remain current on and compliant with policies and laws affecting the marketing and leasing of the property, including the Company’s leasing agreement, landlord-tenant code, Fair Housing laws, and other applicable laws.
Establish clear communication to ensure that the leasing and maintenance teams work collaboratively to meet the needs of residents.
Oversee and execute capital projects on property which includes submitting a capital expense request.

QualificationsKnowledge, Skills, and Abilities
3 to 5 years of experience in the property management industry, preferably as a Leasing Consultant and Assistant Community Manager.
Prior supervisory experience in a management position, which includes annual budget processing, accounting, employee interviewing, selection, and performance management.
Ability to lead staff to meet job duties and expectations.
Ability to communicate (verbally and in writing) in a professional manner when dealing with employees, residents, and business associates.
Strong computer skills to perform essential functions listed above. This includes using business applications such as Yardi, CRM, SightPlan, Rent Café, LRO, and the MS Office suite.
Strong knowledge and understanding of ILM (CRM), which is a comprehensive lead management solution that helps multifamily organizations increase revenue by focusing on leasing activities that produce the most value. This solution is specifically designed to help you make the most of your time by organizing and prioritizing your sales funnel.
Basic accounting/financial record-keeping knowledge.
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent, and to draw and/or interpret bar graphs.
Driving/Travel Requirements
May be required to utilize personal transportation to inspect apartment community grounds and units, as well as the surrounding neighborhood.
Business travel to regional or national meetings, or for training, may be required representing 10-25% travel time for business purposes.
Occasional use of a golf cart may be necessary.
Must have a valid driver’s license and automobile insurance.
Required Education and Experience
A high school diploma is required; a college degree or equivalent experience is a plus. Preferred candidates will also possess their active state certification as a licensed real estate sales professional.
At least four (4) years of progressive and successful sales, marketing, customer relations, or leasing experience.
At least two (2) years of progressive and successful experience in a leadership role in the multi-family industry is preferred.
