Position Summary: We are seeking a dynamic, energetic, and highly organized Community Manager for an upcoming student housing acquisition opportunity in Athens, GA. As our team works through the acquisition process for this property, we are seeking a proven leader to step in and shape the future of this community serving students at The University of Georgia. You will lead an engaging, fast-paced environment featuring top-tier, modern amenities—including a resort-style pool and a state-of-the-art clubhouse designed as a social hub for UGA students.
In this role, you will be instrumental in setting the stage for the property’s next chapter. You aren't just managing brick and mortar; you are shaping the college experience for Bulldog nation. You will build and lead a dedicated on-site team, drive leasing success during this transition, and create an engaging, vibrant environment where students can thrive both socially and academically.

Key Responsibilities
- Marketing & Student Leasing
- Develop and execute strategic marketing plans targeted directly at the University of Georgia student population, leveraging modern amenities as major selling points.
- Drive occupancy and revenue targets during the transition by tracking leads, overseeing the leasing funnel, and maximizing closing ratios.
- Build strong local relationships with university housing, student organizations, and Athens businesses.
- Resident Relations & Community Value
- Deliver True Hospitality: Champion a service-first culture that ensures every resident, guest, and parent feels welcomed, heard, safe, and supported.
- Mentor and Guide: Work directly with students daily, acting as a trusted mentor, advisor, and problem-solver.
- Curate the Vibe: Plan and execute high-energy resident life events in the clubhouse and pool area that foster genuine connection and boost renewals.
- Problem Solve with Empathy: Serve as the primary point of contact for resident issues, mediating roommate dynamics and handling parent inquiries with patience and professionalism.
- Team Leadership & Operations
- Recruit, train, mentor, and schedule a dedicated on-site team of student Community Assistants (CAs).
- Establish operational excellence and a high-performance team culture as the property joins our portfolio.
Qualifications & Skills
- Experience: 2–4 years of property management experience (student housing, hospitality, or customer service background strongly preferred).
- Education: High school diploma required; Bachelor’s degree preferred.
- Software Skills: Proficiency in property management software (e.g., Yardi, RealPage, or Entrata) and Microsoft Office / Google Suite.
- Communication: Exceptional interpersonal skills with the ability to connect authentically with students, communicate clearly with parents, and report to executive leadership.
- Availability: Ability to work a flexible schedule, including peak leasing weekends, turn/move-in season, and emergency response.
