Baker Tower Apartments is looking for an experienced Community Manager who knows that exceptional property management is about more than hitting occupancy targets—it’s about leading people, creating a great resident experience, and taking ownership of the performance of the community. This is an opportunity for a confident, hands-on property management professional who enjoys being in the center of the action. You’ll have the autonomy to lead day-to-day operations, develop your onsite team, build strong resident relationships, and identify opportunities that improve both the community and its financial performance.

FINANCIAL PERFORMANCE
- Monitor financial performance, budgets, and variances and proactively communicate opportunities or concerns.
- Develop and manage the community operating budget while identifying opportunities to increase revenue and control expenses.
- Monitor market conditions, competitive properties, and trends that may impact performance.
- Manage rent expirations, renewals, and increases in alignment with budget goals and market conditions.
- Review operating reports and translate the numbers into actionable recommendations.
- Identify capital improvement and repair opportunities and assist with scopes of work, bids, contracts, negotiations, and project execution.
- Look for opportunities to maximize the value and performance of the community.
LEADERSHIP & TEAM DEVELOPMENT
- Interviewing, hiring, onboarding, training, coaching, and evaluating team members.
- Setting clear expectations and providing the direction and resources employees need to succeed.
- Creating accountability while recognizing and developing individual strengths.
- Conducting regular team meetings and maintaining consistent communication.
- Ensuring employees complete required training and development programs.
- Building a collaborative team culture focused on professionalism, ownership, and exceptional service.
- Leading by example and stepping in to support the team when needed.
- Working closely with other departments and leadership to achieve community and company goals.
RESIDENT EXPERIENCE
- Build and maintain strong relationships with current and prospective residents.
- Respond to resident concerns with professionalism, urgency, and sound judgment.
- Ensure resident requests and service needs are addressed appropriately and timely.
- Partner with the maintenance team to ensure work orders, preventive maintenance, and property standards are consistently maintained.
- Plan, support, and participate in resident events and community activities.
- Identify opportunities to improve resident satisfaction, engagement, and retention.
- Create an environment where residents feel valued and respected.
OPERATION & ADMINISTRATION
- Ensuring accurate and timely payroll and timesheet submissions.
- Reviewing and approving invoices and ensuring vendors are paid appropriately and timely.
- Overseeing rent collection and other community income.
- Reviewing daily, weekly, and monthly reporting for accuracy and completeness.
- Using operational reports to identify trends, opportunities, and areas requiring attention.
- Maintaining organized and accurate community records.
- Ensuring company policies, procedures, and operational standards are consistently followed.
LEASING & MARKETING
- Lead and support the community's leasing and marketing strategy.
- Monitor traffic, leasing activity, closing ratios, occupancy, and retention.
- Evaluate market conditions and competitor activity to identify opportunities and potential challenges.
- Ensure marketing programs, promotions, and advertising are effective and aligned with community goals.
- Review rental applications in accordance with company policy and applicable requirements.
- Coach leasing team members and provide additional training when performance opportunities are identified.
- Develop and execute effective resident retention and renewal strategies.
- Regularly inspect common areas, models, vacant apartments, and the overall property to ensure the community is presented at its best.
Qualities we are seeking:
- 2-3 years' experience as a community/property manager
- Yardi (or industry-related software) is preferred
- Detail and task oriented
- Proven decision-making abilities
