Facilities Manager

Position Summary: The Facilities Manager is responsible for overseeing the maintenance, safety, compliance, and operational readiness of the organization’s facilities, grounds, equipment, and vehicle fleet. This position combines hands-on technical experience with leadership responsibilities to ensure all residential properties and main campus are maintained in a safe, clean, compliant, and hazard free condition.
Responsibilities:
· Perform and oversee routine maintenance and repair of facilities, grounds, and equipment, including: -
o Plumbing (e.g., repairing leaks, clearing blockages)
o electrical (e.g., replacing outlets/switches, troubleshooting outages)
o Light construction (e.g., shelving, wall repair, ceiling tiles)
o General upkeep (e.g., painting, lawn care, seasonal tasks)"
· Creates systems, maintains schedule, and supports Facility Supervisor with preventative maintenance for all residences and main campus to remain safe, clean, and hazard free.
· Schedules and coordinates with Facility Supervisor on external inspections (e.g., fire, building, housing, vehicle inspections)
· Schedule reoccurring services (HVAC, fire alarm, elevator, waste removal, shredding) and ensuring documentation is electronically filed for compliance.
· Completes required routine safety walk through inspections and completes compliance documentation, including quarterly facility inspections, monthly checks of emergency lighting and hot water systems, and appliance checks.
· Creates schedule for and performs snow removal and seasonal property maintenance.
· Responsible for maintenance, repairs, operational readiness, and documenting compliance of the organization’s vehicle fleet.
· Creates system for and supports facility team in completing and documenting monthly vehicle inspections.
· Coordinates and oversees work performed by external contractors.
· Connects to community to expand the diverse selection of contractors for services rendered at facilities.
· Communicate effectively with internal cross-functional teams regarding work orders, maintenance needs, and project updates.
· Track and document maintenance activities and service records
· Lead and coordinate implementation of systems, processes, and operational improvements.
· Monitors, replies to, organizes and analyzes trends of facility work orders/tickets.
· Supervision of Facilities team, and goal setting for facility team, along with performance evaluations and developing teammates skill sets and coaching team to success through mentoring.
· Participates in and coordinates 24-hour emergency response coverage as needed.
· Other duties as assigned.
Qualifications:
· High school diploma or GED required
· Four years of experience can be substituted for educational requirements.
· Minimum of four years of experience in comparable work with transferable skills.
· Valid drives license and acceptable CORI/background check required.
· Strong organizational, problem solving, and communication skills
· Ability to manage multiple priorities in a fast paced, hands-on environment.
· Ability to lead and develop cross functional team.
Physical Requirements:
· Ability to lift up to 50 lbs, with frequent lifting/carrying of up to 25 lbs.
· Frequent standing, walking, bending, lifting, pushing, pulling, and twisting.
· Ability to perform physically demanding maintenance tasks in various environments.
