About Iskalo Development

Iskalo Development Corp. is a Western New York commercial real estate company with a diverse portfolio across the region. Our assets include Class A office buildings (including the historic Electric Tower in downtown Buffalo), light industrial, retail centers, medical office, and multifamily properties throughout Amherst, Williamsville, Cheektowaga, Hamburg, Buffalo, Lockport, and other WNY communities.

We are growing our Property Management team and are hiring two Facility Managers to serve as the day-to-day operations lead for assigned property clusters.

What we're looking for

This is a hands-on working supervisor role for candidates who take pride in knowing their buildings inside and out. If you enjoy being the person tenants and vendors call because you actually know how the property works, this is that job.

You will personally perform the majority of routine maintenance and service work in your cluster, dispatch our Service Technicians when specialty trades or additional hands are needed, meet vendors on site, and serve as the primary point of contact between the property and the tenants who lease space there.

The role is not a dispatch job. It is a stewardship role. We invest in Facility Managers because deep property knowledge over time is genuinely valuable. It comes from being the same person, at the same buildings, day after day, and it makes a real difference for tenants and for the buildings themselves.

What you will do

  • Own the day-to-day physical operations and condition of an assigned geographic cluster of properties
  • Personally perform routine maintenance: HVAC filter changes, minor plumbing and electrical repairs, drywall and paint touch-ups, hardware, exterior fixes, and preventive maintenance
  • Respond personally to tenant service requests at your properties; dispatch Service Technicians only when specialty trades, schedule conflicts, or specific circumstances warrant
  • Meet vendors on site for landscape, snow, HVAC preventive maintenance, and similar recurring services; hold vendors accountable to specification in real time
  • Serve as the day-to-day face of the property for tenants; build professional working relationships and resolve issues on site
  • Know your properties in depth: physical layout, utility service points, mechanical systems, roof condition, tenants, vendors, and building history. You maintain a written Property Book for each property in your cluster
  • Serve as the after-hours point of contact for your properties. Actual after-hours activity is typically light (a few calls per week across the department, most handled by phone) when daytime execution is strong
  • Support capital projects and tenant fit-outs as the on-site liaison during construction
  • Uphold the department standard that keeping up curb appeal is everyone's responsibility

What we're looking for in you

  • 5+ years of hands-on facility maintenance, service management, or building operations experience
  • Strong working knowledge across multiple trades: HVAC, electrical, plumbing, carpentry, general building systems
  • Proven ability to diagnose problems, prioritize competing demands, and complete work to a high standard
  • Experience meeting vendors on site and holding them accountable to scope, schedule, and quality
  • Valid New York State driver's license and clean driving record acceptable to our insurance carrier
  • Physical ability to climb ladders, lift up to 50 pounds, work on rooftops, perform occasional scissor and boom lift work, and respond to the physical demands of commercial property maintenance
  • Strong communication skills, both verbal and written, including the ability to communicate professionally with tenants
  • Comfortable with basic technology including work order software, email, and Microsoft Office
  • Willingness to serve as the after-hours point of contact for your assigned properties

Nice to have

  • Trade certifications or licenses (HVAC, electrical, plumbing)
  • OSHA 10 hour course completion
  • Scissor lift and boom lift operator certification (OSHA compliant)
  • Experience across multiple commercial asset classes (industrial, office, retail, medical, multifamily)
  • Familiarity with the Western New York vendor base and local building codes
  • BOMA, IFMA, or similar industry credentials
  • Experience with computerized maintenance management software (CMMS)

Where you would work

We have two openings, each covering a different geographic cluster of properties in Western New York. Home address matters because you will take a company vehicle home and respond to your assigned cluster. The two territories currently being staffed are:

  • Amherst / Williamsville / Getzville area - office, industrial, and small retail properties along and near Main Street, North Forest Road, and the Amherst tech corridor
  • Hamburg / Cheektowaga / South Towns - retail, light industrial, and medical properties in the Hamburg and Cheektowaga areas, including Hamburg Village Square

Candidates who live in or near either territory will be given strong consideration. Willingness to relocate is not required, but reasonable proximity to your assigned properties matters for daily routing and after-hours response.

  • Competitive hourly wage, non-exempt with overtime eligibility. Compensation range: $28 to $38 per hour depending on experience and skill set
  • The after-hours availability responsibility for assigned properties is factored into the hourly wage rate. After Hours Callout Pay compensates for actual time worked when responding to a call
