The Facility Manager at KO Storage is a well-rounded and motivated individual who manages the overall appearance, functionality, and customer service experience at our Forest Hill facility. This role involves maintaining the property and its systems, while also interacting directly with tenants to ensure a smooth and positive experience. You will handle tenant move-ins, address customer inquiries or complaints, and oversee general property upkeep to maintain high standards of cleanliness, security, and facility performance.


Schedule: 

This is a full-time position, requiring 40 hours per week, with potential for occasional weekend or holiday work as needed.


Location: 

This role will be primarily based at the Forest Hill facility.


A Day in the Life:

· Facility Maintenance & Appearance:

o Conduct regular inspections to identify areas for improvement in cleanliness, safety, and security.

o Perform routine maintenance and repairs on HVAC systems, plumbing, electrical fixtures, and equipment.

o Maintain landscaping, including mowing, trimming, and weed control, as well as snow and ice removal in winter months.

o Manage facility security by ensuring unit doors, locks, gates, and cameras are functioning properly.

o Handle the upkeep of common areas and grounds, such as trash removal and maintaining clear walkways.

o Greet and assist tenants with move-ins, move-outs, and address any concerns or issues that arise during their rental period.

o Respond promptly to tenant inquiries via phone, email, or in person, ensuring clear communication and resolution of concerns.

o Manage delinquent tenant accounts by following up on payments and enforcing facility policies.

o Document all tenant interactions, facility findings, and maintenance activities in our system, including photos or videos when necessary.

o Coordinate with the District Manager on property visits, repairs, and improvement plans.

o Maintain records of maintenance, repairs, and tenant communications.

o Stay updated on the status of available units, delinquent accounts, and the overall condition of the facility.


Requirements

Who You Are:

· Strong experience in both field service and maintenance, with an ability to troubleshoot, repair, and maintain various facility components.

· Customer service experience, with a passion for providing a positive and professional experience to tenants.

· Excellent communication skills, both written and verbal.

· Valid driver’s license, insurance, and reliable transportation.

· Familiarity with basic power tools and ability to safely operate them.

· Proficiency in Microsoft Office and basic computer skills, including file transfers between devices.

· Ability to multitask, prioritize, and manage time efficiently.


Physical Requirements:

· Ability to move across the facility to assess maintenance needs.

· Capable of performing physical labor, including climbing ladders, lifting up to 50 pounds, and operating maintenance equipment
