The Maintenance Director will plan, develop and direct the overall operations of the Maintenance Department in accordance with current federal, state, and local standards, guidelines and regulations governing our facility, and as maybe directed by the Administrator, to ensure that our facility is maintained in a safe, comfortable manner.
Essential Duties & Responsibilities
- Plan, develop, organize, implement, evaluate and direct the maintenance department, its programs and activities.
- Coordinate maintenance services and activities with other related departments, ie, dietary, nursing, laundry and housekeeping.
- Assist in developing and maintaining maintenance department policies and procedures.
- Interpret the department’s policies and procedures to employees, residents, visitors and governmental agencies.
- Assist each department’s staff in the development and use of departmental policies, procedures, equipment, supplies, etc.
- Perform administrative duties such as completing necessary form, reports and evaluations.
- Keep abreast of economic conditions/situations and recommend to the administrator adjustments in maintenance service/supplies, etc., that assure the continued ability to provide a safe, clean comfortable environment.
- Make written and/or oral reports/recommendations to the administrator as necessary/required, concerning the operation of the maintenance department.
- Reviews plan of correction for maintenance deficiencies noted during survey inspections.
- Orients, instructs and supervises any other maintenance personnel, esp. during summer months.
- Requisitions supplied and equipment for use in department activities.
- Advises and consults with administrator on maintenance and repair needs concerning structure, equipment and grounds.
- Inspects all equipment and systems regularly for proper functioning and safety.
- Inspects building and grounds regularly for compliance with local codes, ordinances and safety regulations.
Other Responsibilities
- Conducts a fire drill monthly, involving all 3 shifts.
- Prepares and maintains a preventive maintenance schedule for all areas of the building, equipment, etc.
- Assists the housekeeping staff in providing pest control services.
- Maintains an adequate supply of hot water
- Maintains the heating and air conditioning at adequate temperatures and providing freedom from drafts.
- Maintains a well-ventilated facility.
- Keeps the facility in good repair and free from hazards such as those created by any damage or defective parts of the building in compliance with all regulations.
- Review maintenance department complaints and/or grievances and make oral/written reports to the Administrator.
