Here are some responsibilities for the potential Leasing Consultant:
Tax Credit (LIHTC) experience is required.
Assist in property operations while ensuring compliance with Affordable Housing, HUD/Section 8, and Low-Income Housing Tax Credit (LIHTC) regulations.
Prepare and maintain required compliance documentation, reports, and resident records in accordance with program guidelines.
Assist with move-in certifications, annual recertifications, and other file processing requirements to maintain program compliance and funding eligibility.
Professionally greet and assist prospective residents, current residents, visitors, and vendors both in person and over the phone.
Schedule and conduct property tours, interviews, and showings for prospective residents.
Respond promptly and professionally to resident and prospect inquiries, concerns, and complaints, escalating issues when appropriate.
Process resident applications, including screening, reviewing qualification results, preparing lease agreements, and coordinating lease renewals.
Conduct routine inspections of property conditions and common areas to ensure cleanliness, safety, and curb appeal standards are maintained.
Coordinate with maintenance and housekeeping teams to address service requests and property-related concerns.
Maintain accurate, organized, and up-to-date resident files, records, and leasing documentation.
Report operational issues, resident concerns, and compliance matters to the Community Manager or Leasing Manager as appropriate.
Foster positive relationships with residents, coworkers, vendors, and contractors while maintaining a professional and courteous demeanor.
Perform all job responsibilities in compliance with company policies, fair housing laws, ethical standards, and regulatory requirements.
Support and promote resident engagement programs, community events, and resident retention initiatives.
Perform additional duties and special projects as assigned.
As the ideal candidate, your background includes:
Minimum of 1 year of experience in Tax Credit (LIHTC) or Affordable Housing is required.
Working knowledge of HUD regulations, Low-Income Housing Tax Credit (LIHTC) compliance requirements, and affordable housing program policies and procedures.
Proven customer service experience with strong communication skills, preferably in property management, leasing, hospitality, retail, or a related customer-facing industry.
Ability to build positive relationships and work collaboratively with residents, team members, vendors, and contractors.
High school diploma or GED required; associate's or bachelor's degree preferred.
Fluent in reading, writing, and speaking English, with strong verbal and written communication skills.
Basic mathematical and analytical skills.
Professional demeanor with the ability to represent the company in a positive and customer-focused manner.
Strong time management skills with the ability to prioritize tasks and meet deadlines in a fast-paced environment.
Bilingual skills are preferred but not required.
Exceptional organizational and administrative abilities with strong attention to detail.
Customer-focused mindset combined with confidence, professionalism, and problem-solving skills.
Ability to effectively communicate property features and benefits while successfully converting prospects into residents.
Proficient in Microsoft Office Suite, including Teams, Word, and Excel.
Experience with property management software such as Yardi, ResMan, or OnSite is preferred.
Must possess a valid driver's license, maintain current automobile insurance, and have reliable transportation.
