Position Overview
Key ResponsibilitiesTeam Leadership and Management
- Lead, mentor, and motivate the leasing team to consistently achieve established occupancy and revenue goals.
- Conduct regular, formal training sessions on advanced sales techniques, adherence to Fair Housing regulations, and company community policies.
- Manage the leasing team's scheduling and performance, including formal goal setting and conducting performance reviews.
- Cultivate a positive, disciplined, and results-driven work environment.
- The Leasing Manager primarily works in an office setting. Occasional evening and weekend work is required to accommodate prospective resident needs, scheduled community events, and the demands of peak leasing seasons.
Leasing and Occupancy
- Develop, execute, and continuously monitor strategic leasing plans designed to maximize occupancy.
- Manage and track all phases of the leasing lifecycle, from initial prospect inquiry through application, move-in, and renewal.
- Oversee the efficient and compliant processing of all rental applications, ensuring strict adherence to company policies and Fair Housing laws.
- Monitor competitive market trends and competitor activity to inform and adjust pricing and promotional strategies as needed.
- Conduct professional community tours and effectively communicate the community’s value proposition to all prospective residents.
Marketing and Outreach
- Develop and implement creative, strategic marketing and advertising campaigns across all relevant platforms (online listings, social media, print media) in coordination with the marketing team.
- Coordinate community outreach programs and resident engagement events to effectively drive prospective traffic and increase resident retention rates.
- Ensure all online listings and marketing materials are accurate, highly appealing, and current.
- Proactively manage the community's online reputation and ensure prompt, professional responses to all reviews and inquiries.
Administration and Reporting
- Prepare and analyze comprehensive weekly and monthly leasing reports (e.g., traffic reports, occupancy forecasts, leasing velocity).
- Ensure all resident files and leasing documentation are complete, accurate, and maintained in full compliance with company policy.
- Manage and maintain the property management software system (e.g., Yardi, RealPage, Entrata) for accurate data entry and systematic reporting.
- Assist the Community Manager with budget preparation and exercise rigorous expense control related to leasing and marketing activities.
Requirements
Qualifications Required
- Minimum of 3-7 years of experience in property management
- Proven track record of success in achieving high occupancy and sales goals.
- Comprehensive knowledge of Fair Housing laws and relevant local landlord/tenant regulations.
- Exceptional written and verbal communication skills.
- Proficiency in industry-standard property management software (e.g., Yardi, RealPage, Entrata) and Microsoft Office Suite.
- Must possess a valid driver's license.
Preferred
- Relevant industry certification (e.g., CAM, NALP).
- Bachelor's degree in Business, Marketing, or a related field.
