About the Role

As a Leasing Manager, you will lead the leasing team, drive occupancy, and deliver an exceptional resident experience. This role is ideal for someone with strong sales skills, excellent communication abilities, and a passion for property management.

Key Responsibilities

  • Generate new leases and consistently meet monthly leasing goals.

  • Motivate, train, and lead the leasing team to achieve performance targets.

  • Manage 100% of leads using property-specific lead management software.

  • Conduct a minimum of 3 follow-ups per lead with an 8% conversion rate to onsite appointments.

  • Follow up with all prospects within 24 hours of a tour; send additional email follow-up within 48 hours.

  • Maintain a closing ratio of 30% or higher.

  • Assist with daily outreach marketing and community engagement.

  • Stay informed on all competitors and market trends.

  • Clearly communicate the property's value proposition to prospective residents.

  • Deliver a positive, consistent in-person experience to all prospects.

  • Build relationships with local employers and coordinate monthly partnership meetings.

  • Monitor all advertising sources and complete monthly internet ad checklists by the 5th.

  • Shop competitors quarterly and complete weekly competitive surveys.

  • Report property deficiencies to management promptly.

  • Respond to and close work orders when applicable.

  • Ensure all lease paperwork is accurate and complete.

  • Perform administrative duties as assigned.

  • Provide exceptional customer service to residents and attend resident events.

  • Maintain professionalism and courtesy with residents, staff, clients, and vendors.

  • Resolve resident concerns promptly and effectively.

Qualifications

  • Previous sales experience required.

  • Social media savvy with strong digital communication skills.

  • Comfortable making phone calls and engaging prospects directly.

  • Excellent written and verbal communication skills.

  • Professional appearance and demeanor.

  • Proficiency with software, apps, and computer programs.

  • Strong sales aptitude and customer-focused mindset.
