Job DetailsJob Location: Fellowship Hillside - LaGrange, GA 30240 Maintain the physical integrity of the community at all times, including anticipating, identifying, and correcting all maintenance issues involving the property. Prepare and implement a preventative maintenance schedule for buildings, equipment, and grounds. Perform installations and repairs, including mechanical, electrical, plumbing, HVAC, carpentry, and painting in accordance with established codes. Conduct and record routine fire evacuation drills and inspects fire and emergency equipment. Inspect the physical plant, furnishings, and equipment on a regular basis identifying needed repairs or improvements, and advises the Executive Director of recommended solutions in a timely manner. Assist with the supervision of all maintenance projects and all third-party vendors Fellowship Home uses to ensure the timely completion of projects, that all projects are completed within budget parameters and at the desired quality and speed, and that all necessary information is obtained and updated to be in compliance with the vendor management procedures. Monitor building and water temperatures and adjusts to meet regulations and safety codes. Ensure strict adherence to community fire safety and hazardous chemical procedures, and promptly addresses all unsafe conditions or equipment problems. Maintain grounds in a professional, well-groomed manner by performing grounds maintenance on a regular basis and/or working with a landscape company to maintain grounds in an appropriate manner. Ensures outdoor walking areas and parking lot are clean, in good repair, and free of debris. Perform floor care on an ongoing basis, including carpeting in residents’ apartments and in common areas. Assist in lifting and transporting heavy objects, including receiving shipments and furniture. Assist with move-in and move-out of residents including furniture, medical equipment, and other personal items. Ensure the department operates within established budget parameters. Maintains records that support supply and labor costs. Maintain understanding and awareness of the Department of Community Health’s Healthcare Facility Regulation Division’s Rules and Regulations for Assisted Living Communities, interpret them appropriately, and apply them to effectively achieve and maintain operational effectiveness. Supervise all Housekeeper Aides to ensure cleanliness/sanitation meets the standards of Fellowship Home and the expectations of residents at all times. Ensure resident rooms, dining areas, and activity areas are cleaned as assigned, including dusting, polishing, vacuuming, mopping, changing linens, cleaning bathrooms, and eliminating odors. Assist with housekeeping duties as needed, including cleaning, polishing, and sanitizing resident rooms, dining rooms, restrooms, lobbies, etc. to present the community in a positive and impressive manner for our residents and guests. Ensure established inventory controls and processes are maintained, including ordering, receiving, storage, preparation, and security. Maintain clean, organized work areas and securely stored equipment and supplies. Coordinate all transportation needs and functions including transportation schedule/calendar, trip tracking, and vehicle maintenance. Ensure safety and dignity for residents at all times. Assist residents with external appointments, trips, etc. by driving Fellowship Home vehicles and assisting with mobility. Assist with the planning, development, and execution of various internal and external special events, including cookouts, games, festivals, etc. Be available on-call for after-hours and holidays, and be available as needed for crisis management and emergencies. Take on special projects as needed and coordinated with the ED. Ensure the ED is kept fully informed on the conditions and operations of FHN and of important factors affecting any/all operations.   QualificationsA high school diploma (or GED) and at least 3 years of experience in a maintenance-related field are required. A vocational or Trade School degree in a maintenance-related field is a plus. An excellent driving record is required. Must have compassion and desire to serve senior adults.   Physical Requirements: Occasional heavy lifting will be required. Body Positions: Sitting, standing. Body Movements: Walking, turning head and torso, bending arms, wrists, and fingers. Body Senses: Must have full use of eyes, ears, and full power of speech.   Mental Requirements: Mathematics: Must be able to do routine arithmetic calculations and be able to understand the processes and equations necessary to perform duties. Language: Must be able to communicate in English, both verbally and in writing, well enough to give instructions, relay information, and carry on effective interchange with reporters and other staff.   Working Conditions Work will be done both inside and outside of the facility.
