Develop, implement, and monitor preventive maintenance programs for buildings, equipment, and life-safety systems. Supervise, schedule, train, and evaluate maintenance staff and security staff, if applicable; provide coverage and on-call support as needed. Manage the department budget, purchasing, labor, supplies, and service contracts while identifying opportunities to control costs and improve efficiency. Maintain and troubleshoot facility systems, including HVAC, electrical, plumbing, carpentry, painting, utilities, alarm and pendant systems, and related equipment. Coordinate vendors and contractors, solicit bids, and maintain effective relationships with service providers and regulatory agencies. Maintain inventory and ensure the proper storage and handling of hazardous materials. Ensure compliance with applicable federal, state, and local requirements; lead safety checks, fire and disaster drills, documentation, and corrective action follow-up after inspections. Respond to resident and staff work orders and collaborate with leadership and other departments to support resident services.
