Job Description
Maintenance managers are responsible for an organization or facility's overall maintenance, which includes ensuring that equipment is operated and maintained according to manufacturer specifications, work performed meets safety requirements, and all maintenance workers follow appropriate federal and state safety guidelines. The specific duties of maintenance managers vary according to the specific industry or organization, but generally include creating and following preventive maintenance schedules, overseeing a staff of maintenance or custodial staff, and inspecting and testing equipment or building systems.
Daily responsibilities:
- 40 hour work week.
- Routine and preventive maintenance of building systems - requires basic skills in HVAC, plumbing and electrical systems.
- Oversight of capital improvement projects.
- Oversight of repairs and preventative maintenance contractors.
- Routinely walks floors including roof checking for problems and lights out and reports back to Site Manager.
- Ensures all safety precautions are followed while performing work.
- Maintain working relationship with building staff.
- Paint common areas and touch up as required. Responsible for inspecting areas that need paint and advise the Site Manager accordingly.
- Complete daily work orders as scheduled.
- Maintain assigned equipment in good working condition.
- Properly performs casual labor, such as lifting/moving heavy items as directed by Site Manager and following appropriate safety procedures.
- Performs minor maintenance replacement and repairs in areas of carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, and other building repairs through daily scheduled work orders.
- Follows safety procedures and maintains a safe work environment.
- Performs maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs as long as a permit is not required to conduct the job.
- Must be able to properly utilize new equipment and follow safety procedures prior to using this equipment.
- On-call for emergencies.
- Other duties as requested.
Annual salary: $80-$85K.
Requirements
- 5+ years of general maintenance experience with 3+ years of Management and/or Supervisory experience.
- Knowledge of general maintenance requirements; electrical, HVAC, and plumbing codes (documentation, safety, required reporting, regulations, etc.).
- Knowledge of State and local governmental and OSHA worksite and personal safety requirements.
- Professional communication skills (phone, interpersonal, written, verbal, etc.).
- Professional customer service skills.
- Time management and time critical prioritization skills.
- Self-motivated, proactive, detail oriented and a team player.
