We are seeking a Maintenance Manager to join our community committed to delivering outstanding maintenance services to our residents and staff. As a Maintenance Manager, you will play an important role in the oversight, management, and general upkeep of our property that meets or exceeds quality, service, and hospitality standards. What you'll do:
- Serve as the day-to-day working supervisor for workers and outside vendors engaged in maintaining buildings and grounds and repairing and operating equipment, machinery and distribution lines.
- Assist with the safe and efficient maintenance and operation of the physical campus. Conform with all safety and fire regulations and sanitation standards.
- Determine work order priorities, establish daily work schedule for facility maintenance workers, establish schedules for preventative maintenance (PM) tasks and safety inspections, help ensure that all maintenance machinery and facility equipment is properly maintained, estimate costs of repairs, determine order in which repairs will be done, and approve work orders.
- Make recommendations to Executive Director regarding when to outsource facility maintenance tasks.
- Supervise emergency and major repair jobs such as replacing heating and air conditioning units; keep cost records.
- Prepare requisitions for replacement parts and equipment and expendable supplies.
- Assist Executive Director related to preparing annual budget requests.
- Review prints and specifications for new construction and capital equipment replacement.
- Accompany inspectors or periodically inspect facilities such as the boiler room and air conditioning rooms.
- Direct workers who install and repair to abide by safety and fire regulations to ensure that all work will meet inspection standards.
- Assist Executive Director with identifying needs for maintenance worker training, suggest vendors for training, monitor maintenance employees and provide constructive feedback; conduct annual performance evaluations.
- Cultivate and monitor relationships with outside service providers and construction contractors.
- Study and investigate new trends and advances in maintenance field.
- Conduct staff meetings regularly; attend and participate in staff meetings and training as required.
- Supervise, monitor, train, evaluate and provide direction to direct reports, as needed.
- Provide professional growth and development; develop and communicate goals and objectives.
- Monitor and provide constructive feedback; conduct annual performance evaluation.
- Assist, guide and support supervisors with employee selection, review, evaluation and terminations.
- Maintain compliance with all Buckner policies, procedures and requirements. Maintain compliance with all state and federal laws and regulatory requirements.
- Work successfully as part of a team and responsible for developing then maintaining strong working relationships with co-workers.
- Perform general office tasks as required.
- Perform special assignments, projects, and other duties as required.
What you’ll bring:
- Requires in-depth understanding of all aspects of facility maintenance to include practical related experience in fields such as stationary engineering, building maintenance, building construction, plumbing, HVAC, and electrical wiring. Minimum of 3-5 years of prior related progressive experience in maintenance work required.
- Requires at least one year of supervisory experience in a related field. Military experience at the rank of E-5 or above will be supervisory experience.
- High School Diploma (or G.E.D.). Associate’s degree or an industry certification such as a Facility Management Certification, an industry certification is desirable.
- Requires considerable initiative and judgment involved in establishing inspection and maintenance schedules, delegating responsibilities, supervising others, selecting equipment and supplies, reducing hazards, directing maintenance, repair, installation activities, and preparing budget estimates.
- Requires alertness during inspections to detect malfunctioning of equipment and/or fire and safety hazards.
- Requires attention to detail and ability to comprehend a variety of technical processes and procedures. Must be able to read engineering drawings and associated specifications.
- Requires ability to make emergency decisions concerning power and equipment failure, fire and similar disturbances.
- Requires proficient ability to speak, read and write English.
- Requires ability to understand and carry out complex oral and written instructions.
- Requires ability to recognize differences in sounds, such as voices/noises that are loud and playful instead of angry and combative.
- Requires ability to work under minimal supervision while exercising independent, professional judgment; ability to function appropriately under pressure during busy periods and appropriately prioritize duties dependent upon resident and business needs. Requires ability to exercise initiative, patience, tact, and confidentiality; ability to demonstrate administrative and leadership skills; ability to analyze and evaluate objectively.
- Requires ability to work with frequent interruptions and maintain flexibility; ability to deal with change appropriately.
- Requires ability to relate positively, influentially, and sensitively to a broad spectrum of persons in a variety of multi-tiered relationships and settings. Requires ability to establish and maintain effective working relationships with other employees and the public.

- Proficient working knowledge of budgetary management and development of policies and procedures required.
- Requires ability to provide strategic and logistical planning and facilitate meetings, conferences, workshops, and retreats as required.
- Requires ability to effectively manage personnel; requires administrative skills to include but not limited to staff selection, development, motivation, scheduling, and evaluation.
- Requires ability to drive assigned vehicle(s) or personal vehicle, with appropriate state license, following all laws applicable; must provide proof of liability insurance and must be eligible to be insured under Buckner insurance policy. Must be age 21 or older to drive on behalf of Buckner.
- Requires ability to maintain confidentiality.
- Requires proficient ability to exhibit detail-oriented skills necessary to understand and manage a wide-range of information.
- Proficient working knowledge and ability to accurately and timely operate and perform computer related tasks with specific equipment and software applications required; ability to proficiently operate other office machinery including telephone, copy machine, and fax machine.
- Requires ability to keep detailed records and prepare reports.

- Requires ability to use up to 100 pounds of force occasionally and/or up to 50 pounds of force frequently and/or 10 pounds continuously to move objects and/or people.
- Requires ability to walk, stand and sit, sometimes for prolonged periods of time.
- Requires sufficient good health to properly discharge duties. Employees shall not be permitted to work who have infectious disease or skin lesion for the duration of the communicability.
