The Service Manager oversees all aspects of maintenance operations for the community, ensuring high-quality apartment maintenance, efficient unit turns, and full compliance with safety and regulatory standards. This role serves as the leader of the maintenance team and is responsible for setting priorities, managing resources, coaching team members, and partnering closely with the Community Director to ensure the property is safe, well-maintained, and operating efficiently.
What You’ll Do
Maintenance Leadership & Operations
• Plan, prioritize, and delegate daily maintenance, unit turn, cleaning, and grounds activities to ensure timely completion and operational efficiency.
• Oversee the completion of service requests and preventative maintenance, ensuring work meets quality, safety, and company standards.
• Manage unit turns and special projects to minimize vacancy downtime, while maintaining cost control and quality standards.
• Address resident concerns, employee issues, and conflicts professionally, using strong communication and de-escalation skills.
• Monitor and maintain inventory levels, tools, equipment, and the maintenance shop to support efficient operations.
• Source, manage, and hold vendors accountable, including requesting bids, approving work, and ensuring cost-effective purchasing.
• Lead, coach, and develop Service Technicians through training, feedback, and performance accountability, fostering a collaborative and results-driven team.
Safety & Compliance
• Ensure compliance with OSHA, Workers’ Compensation, Fair Housing, and all applicable local, state, and federal regulations.
• Schedule, oversee, and document inspections of common areas, mechanical systems, roofs, and life-safety equipment.
• Establish, manage, and participate in the maintenance on-call rotation for after-hours emergencies.
• Train team members on company policies, procedures, and safety protocols and ensure consistent adherence.
Financial & Communication Responsibilities
• Operate within the approved maintenance budget by monitoring expenses, tracking costs, and identifying opportunities for efficiencies.
• Partner closely with the Community Director to communicate maintenance priorities, capital needs, unit readiness, and resident impact.
• Provide timely updates on maintenance operations, large repairs, vendor performance, and risk-related issues.
Other Duties
• Perform hands-on maintenance work as needed to support the team, emergencies, or high-priority projects.
• Represent Acme Residential with professionalism, integrity, and a solution-oriented mindset.
• Perform other duties as assigned by the Community Director.
• Demonstrate adaptability, ownership, and accountability, treating the community as if it were your own.

• Ability to lift, carry, push, and pull up to 50 pounds occasionally throughout the workday, including tools, equipment, appliances, and supplies.
• Ability to frequently climb ladders, use stairs, and work at heights or in confined spaces to access apartments, mechanical rooms, roofs, and utility areas.
• Ability to work both indoors and outdoors in varying weather conditions, including heat, cold, rain, snow, and temperature extremes.
• Ability to frequently use manual dexterity and hand-eye coordination to operate maintenance tools and equipment, including repetitive hand, arm, and wrist movements.
• Ability to stand and walk for extended periods throughout the workday and to frequently stoop, kneel, crouch, crawl, twist, and bend while performing maintenance, repairs, inspections, and unit turnover tasks.
• Ability to visually inspect property conditions and equipment and to hear and respond to alarms, equipment sounds, and resident communications.
• Minimal travel is required, limited to onboarding and occasional training at the corporate office in Bloomfield Hills or training sites within the Metro Detroit area (e.g., Warren, Troy).

QualificationsWhat You Bring
• High school diploma or equivalent required; trade or technical certification preferred.
• 3+ years of property maintenance experience (multi-family experience strongly preferred).
• HVAC and pool certification required or obtained within 60 days of hire.
• Proven experience leading, scheduling, and developing a team.
• Strong working knowledge of building systems, including HVAC, plumbing, electrical, and appliances.
• Experience managing budgets, vendors, and maintenance expenses with a cost-conscious mindset.
• Strong organizational, communication, and problem-solving skills.
• Ability to work a flexible schedule, including on-call rotation and weekends as required.
• Professional demeanor, strong people skills, and ability to handle conflict and resident concerns effectively.
• Ownership mindset, adaptability, and commitment to maintaining high property standards.
