Advertised Compensation: $79,728.00 to $94,970.00 

Purpose: The Maintenance Manager III at John F. Kennedy Airport Distribution Center, is responsible for overseeing maintenance staff and servicing all branch equipment and facilities at a location with high sales volume and complex operations. This position ensures that all utility systems and equipment are fully operational and inspected in accordance with preventative maintenance schedules, coordinating the repair and installation of equipment in compliance with local/state codes and standards while managing vendor relationships and capital project activity.

 

Essential Functions:

  • Leads and supervises the day-to-day activities of the maintenance department including assigning work responsibilities, preparing shift schedules, and managing team performance to ensure operational continuity and coverage across all shifts
  • Develops, implements, and monitors comprehensive preventative maintenance programs for all branch equipment including Electrical, Plumbing, HVAC, and appliances; conducts regular inspections to verify systems are fully operational and compliant with company standards
  • Coordinates the repair and installation of equipment in accordance with local and state codes and standards; serves as the primary point of contact and general contractor for all new construction, renovation, and capital improvement projects at the location
  • Manages vendor and contractor relationships including sourcing, scheduling, and overseeing third-party maintenance service providers; reviews work quality, validates invoices, and ensures contracted work meets company specifications and compliance requirements
  • Partners with location leadership to develop and manage the maintenance department budget including tracking labor costs, parts and supplies expenditures, and capital project spend; identifies opportunities to reduce costs while maintaining operational standards
  • Ensures full compliance with OSHA regulations, local building codes, and company safety standards; leads safety inspections, maintains required documentation, and drives a culture of safety accountability among maintenance staff
  • Serves as a senior technical resource and escalation point for complex maintenance issues across the location; troubleshoots high-priority equipment failures, coordinates emergency repairs, and implements corrective actions to minimize operational disruption
  • Supports training, coaching, and development of maintenance team members; conducts performance evaluations, identifies skill gaps, and implements development plans to build departmental capability and ensure succession readiness
  • Maintains accurate maintenance records, work order logs, equipment service histories, and compliance documentation; prepares operational reports and provides regular updates to location and regional leadership on department performance and capital project status

 

Reporting Relationship & Role Information:

  • This position typically reports to the Distribution Center Director 
  • The Maintenance Manager III position as described falls under the Fair Labor Standards Act as an exempt position
  • Requires the ability to work a flexible schedule including days, evenings, nights, weekends, and holidays as operational needs require
  • Physical Requirements:
    • Ability to lift or push objects weighing up to 50 lbs.
    • Ability to operate heavy equipment or vehicles
    • Ability to occasionally work in awkward or cramped positions
    • Ability to work on elevated surfaces
    • Ability to work in small or confined spaces
    • Requires a valid State Driver's License, clean driving record, and ability to pass HMSHost MVR Background Check

Minimum Qualifications, Knowledge, Skills, and Work Environment:

  • Education and Experience:
    • Requires 2 years of formal post-high school education in building trades, including Electrical, Plumbing, HVAC, and Small Appliance Repair certification
    • Requires a minimum of 5 years of maintenance management experience in high volume and/or multi-unit operations or other related management experience; maintenance experience in Food and Beverage or Merchandise operations preferred
  • Specialized Training:
    • Requires OSHA-10 Certification for Construction and General Industries
    • Requires a strong knowledge of HVAC and building infrastructures; experience with restaurant equipment and/or refrigeration preferred
  • Specialized Skillset/Competencies/Traits:
    • Ability to speak, read, and comprehend instructions, short correspondence, and policy documents, as well as converse comfortably with customers
    • Strong organizational and prioritization skills with ability to manage multiple concurrent maintenance operations and ensure operational continuity
    • Demonstrated leadership abilities with experience supervising and developing maintenance teams while maintaining accountability for performance and compliance standards
    • Analytical and financial acumen with ability to manage department budgets, evaluate vendor contracts, and identify cost reduction opportunities without compromising quality or safety
    • Problem-solving abilities to resolve complex technical maintenance issues, serve as an escalation resource, and drive corrective action across a high-volume location
    • Demonstrated history of balancing the needs of the business with the needs of the employee population and individual circumstances
    • Demonstrated history of creating and maintaining positive work environments through coaching, developing, and leading teams to achieve common goals
