Swan Luxury Studios, a newly renovated 160-unit apartment community, is seeking an experienced, hands-on Maintenance Manager to oversee the maintenance and upkeep of the property.
Because the community has recently undergone a major renovation, we are looking for someone who will take pride in maintaining the improvements, protecting the condition of the property, and staying ahead of preventative maintenance.
Key Responsibilities
- Oversee all day-to-day maintenance operations
- Respond to and complete resident work orders promptly
- Troubleshoot and repair HVAC, plumbing, electrical, appliances, and general maintenance issues
- Complete apartment turns and ensure units are move-in ready
- Perform routine property inspections and preventative maintenance
- Maintain the newly renovated units, common areas, amenities, and building systems
- Identify warranty or renovation-related issues and communicate them to management
- Maintain the pool, grounds, mechanical areas, and common spaces
- Coordinate and oversee vendors and contractors when needed
- Maintain inventory of maintenance supplies, tools, and equipment
- Help control maintenance expenses and obtain bids when necessary
- Communicate regularly with the Property Manager regarding repairs, property conditions, and upcoming needs
- Participate in the after-hours emergency/on-call rotation
Qualifications
- Multifamily/apartment maintenance experience required
- Maintenance leadership or supervisory experience preferred
- Strong knowledge of HVAC, plumbing, electrical, appliances, and general building maintenance
- EPA/HVAC certification preferred
- CPO/Pool certification preferred
- Ability to troubleshoot and complete repairs independently
- Strong organizational, communication, and leadership skills
- Valid driver's license and reliable transportation
- Dependable and able to participate in an on-call schedule
