Arnold Grounds Apartment Management is seeking an experienced Affordable Multi-Site Community Manager to oversee the day-to-day operations of two affordable housing communities located in the St. Louis, Missouri area.
The ideal candidate will be a highly organized, hands-on property management professional with proven multi-site management experience and a strong background in affordable housing. This position requires an individual who can successfully balance property operations, resident relations, compliance, financial performance, leasing, maintenance coordination, and team leadership across multiple locations.
Key Responsibilities

Oversee the daily operations and performance of two affordable multifamily communities.

Maintain compliance with applicable affordable housing programs, including LIHTC, HUD, Section 8, and other regulatory requirements, as applicable to the properties.

Manage annual and interim recertifications and ensure resident files are accurate, complete, and audit-ready.

Monitor occupancy, leasing activity, renewals, collections, delinquencies, and resident retention.

Supervise, train, coach, and hold property staff accountable for performance and established company standards.

Coordinate closely with maintenance personnel to ensure work orders, preventive maintenance, inspections, unit turns, and property conditions are addressed timely.

Conduct regular property inspections and ensure communities maintain strong curb appeal and meet company and regulatory standards.

Review property financial performance, including budgets, expenses, accounts receivable, purchasing, and variance reporting.

Prepare and submit accurate weekly, monthly, and operational reports to regional leadership.

Maintain professional relationships with residents, vendors, regulatory agencies, and community partners.

Respond appropriately to resident concerns and ensure issues are documented and resolved in accordance with company policies.

Prepare properties for agency inspections, management reviews, audits, and physical inspections.

Ensure compliance with Fair Housing requirements, company policies, and applicable federal, state, and local regulations.
Qualifications

Minimum 3-5 years of multifamily property management experience, preferably in affordable housing.

Multi-site property management experience strongly required.

Demonstrated knowledge of LIHTC and Section 8 Project base affordable housing.

Experience with HUD/Section 8 programs is strongly preferred.

Previous experience supervising leasing, administrative, and maintenance personnel.

Strong understanding of budgeting, collections, occupancy management, leasing, and property operations.

Ability to effectively prioritize responsibilities between two communities.

Strong leadership, communication, organizational, and problem-solving skills.

Ability to work independently while maintaining consistent communication with regional leadership.

Proficiency with property management software and Microsoft Office applications.

Must possess a valid driver's license and reliable transportation to travel between assigned properties.
