Join us at RealManage and be part of a thriving environment where growth, innovation, and supportive teamwork define our everyday operations.   Responsibilities:  Plan and implement the work of the maintenance department  Order and maintain all needed maintenance supplies  Oversee all room set-ups  Inform Community Director of recommendations regarding special maintenance/repair items or improvements  Participate in ongoing evaluation programs to ensure that all Clubhouse areas meet cleanliness, safety, and other standards  Maintain OSHA, Fire Department, and Health Department standards for the facilities  Train and supervise repair/maintenance personnel  Coordinate with the Community Director on the purchasing of parts and supplies required for maintenance projects  Assist in checking fire protection systems for proper operation  Maintain files on purchased materials and repair costs  Develop and maintain an annual budget for all maintenance expenses  Report all maintenance activities to the Community Director  Perform mechanical maintenance tasks  Work with the Maintenance Assistant daily  Remain available on an "on-call" basis for emergency situations  Will cover days off for the Maintenance Assistant as needed  Perform other duties as required Provide Weekly Maintenance Update to Community Director  Order and maintain all needed pool supplies and chemicals  Attend monthly Board Executive Meeting and give a report on all projects  Attend Bi-Monthly HOA Board Meeting  Place service calls for all equipment and property repairs  Communicate with Vendors regarding the needs of the Community and Clubhouse Plus other work-related tasks as needed This description is not intended to be an exhaustive list of duties. Qualifications 4 years of maintenance experience preferred Must be able to speak, read, and write English. Spanish-speaking skills are a plus Excellent people skills. Well-spoken and professional Must have a valid driver's license, proof of current insurance, and vehicle registration Must be able to pass a criminal background check and drug screen Enjoy working in a fast-paced environment Must be well-organized and able to multitask Must be a proficient problem solver Must know how to use tools, supplies, materials, and chemicals in a manner that does not endanger oneself, others, the environment, or the public Physical Requirements •    Ability to stand and walk for extended periods throughout the workday. •    Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently. •    Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance. •    Manual dexterity to operate tools, equipment, and machinery safely. •    Visual acuity to inspect equipment, read gauges, and perform detailed tasks. •    Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments. •    Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors). •    Ability to wear and use appropriate personal protective equipment (PPE). •    Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.   RealManage  is a values based, equal opportunity employer.
