About Elevate
Elevate Communities owns and operates high-quality manufactured housing communities across the US. We invest in safe, affordable, vibrant places where people thrive, connect and feel at home, and we are growing fast.
The Role
We are hiring an on-site Property Manager for our Madison Oaks community. You are the leader residents know by name, the person who keeps the community clean, safe and full, and the one who turns a good property into a great place to live. You will own occupancy, collections, curb appeal and the resident experience, with real goals and real impact.
What You Will Do:
Occupancy and Resident Experience
- Drive occupancy by making sure every lead, tour and application gets fast, friendly follow-up.
- Be the go-to person for residents, answering questions and resolving concerns quickly, fairly and with a smile.
- Enforce community rules and lease terms consistently, applying Fair Housing rules the same way every time.
- Build a community people are proud of through events, clear communication and a visible on-site presence.
Financial Performance
- Own rent and lot rent collections, delinquency follow-up and the notice and eviction process when needed, in line with state and local law.
- Hit monthly targets for occupancy, collections, and renewals and expenses.
- Approve invoices, manage purchasing and keep spending on budget.
- Help build the annual budget and spot opportunities to grow income and cut waste.
Property and Maintenance
- Walk the community daily and keep roads, common areas, amenities and vacant homes spotless and safe.
- Manage work orders, preventive maintenance and turns.
- Hire, schedule and hold vendors and contractors accountable, getting competitive bids on bigger projects.
- Respond to after-hours emergencies and coordinate repairs on utilities, water, sewer and roads when needed.
Administrative
- Keep every lease, payment, work order and resident record accurate in our property management software and CRM.
- Report weekly to your Regional Manager on occupancy, collections, maintenance and market intel.
- Follow all laws and policies, including Fair Housing, licensing, safety, environmental and disclosure rules.
What You Bring:
- High school diploma or equivalent.
- 3+ years in property management, including at least 1-year leading sales of homes/apartments. Manufactured housing preferred.
- A track record of hitting occupancy, collections and budget goals.
- Working knowledge of Fair Housing and landlord-tenant law.
- Comfort with property management software, CRM, email, text and Microsoft Office or Google Workspace.
- Reliable transportation, a valid driver's license and flexibility for weekends and on-call emergencies.
You Will Thrive If You Are:
- A self-starter who runs a community well with little daily supervision.
- Detail-obsessed on leases, collections, budgets and follow-up.
- Empathetic toward residents on fixed or limited budgets, and firm when the rules call for it.
- A hands-on leader who rolls up their sleeves and takes pride in a clean, well-run community.
