Overview
We are seeking a highly-organized and customer-focused Property Manager to oversee the day-to-day operations of a Section 8 and Tax Credit unit apartment community. The ideal candidate will have a strong background in Section and Tax Credit operations and customer relationship management, with the ability to manage multiple tasks simultaneously. The successful candidate will be responsible for ensuring the smooth operation of the property, managing relationships with the team, resident engagement, and financial performance.
Responsibilities
Answer phones in a warm and welcoming manner.
Prepare and plan yourself and your team daily, weekly, monthly to achieve and maintain occupancy and income goals.
Follow policy and procedure related to Section 8 and State Housing to maintain compliance.
Manage the overall operation of the community, ensuring that all facilities are maintained and available to residents.
Follow policy and procedure to effectively manage service requests, make ready initiatives, routine maintenance, and capital projects when necessary.
Provide exceptional customer service, responding promptly to prospect and resident inquiries.
Conduct routine unit and property inspections to ensure standards of cleanliness, safety, and maintenance are met.
Manage office supplies and inventory, ensuring that the office is well-stocked and efficient.
Provide administrative support to the property staff, including preparing reports and managing correspondence.
Qualifications
Proven experience in Section 8 and Tax Credit property management with a focus on financial performance and legendary customer service.
Strong background in team member and customer relationship management.
Excellent communication and conflict management skills.
Ability to work independently and as part of a team.
Proficiency in OneSite or similar property management software.
Experience with administrative tasks, including preparing reports and managing correspondence. Excellent phone etiquette and customer service skills.
Ability to meet reporting deadlines.
Strong organizational and time management skills, with the ability to manage multiple tasks simultaneously.

QualificationsRequired Education:

Required Experience:
- Must have a minimum of 3 years of experience in property management, demonstrating a strong understanding of property operations, tenant relations, and maintenance management.
- Must be licensed by the South Carolina Real Estate Commission, ensuring compliance with state regulations and standards.
- Proven track record of managing residential or commercial properties, showcasing the ability to maintain high occupancy rates and tenant satisfaction.
Required Skills and Abilities:
- Exceptional interpersonal and communication skills to effectively interact with tenants, guests, and team members, fostering a positive community atmosphere.
- Strong organizational and multitasking abilities to efficiently manage daily operations, including leasing, rent collection, and property maintenance.
