THE OPPORTUNITY

This is a chance to make a real difference in people's lives — every single day. As one of two on-site Property Managers at Villagio, you'll help run a 200-unit affordable housing community right here in Missoula. The two managers split the property, with each responsible for approximately 100 units, giving you the focus to build genuine relationships with residents while having a partner to collaborate with.

Villagio is a Low Income Housing Tax Credit (LIHTC) community, with 32 HOME-designated units. It's home to people from all walks of life — including individuals and families who've experienced homelessness, mental health challenges, or other barriers to stable housing. This role asks for both professional expertise and genuine compassion.

On-Call Schedule

You'll share on-call coverage with the other on-site Property Manager on a rotating basis — roughly every 10 to 12 weeks. That means plenty of time to recharge between rotations.

Two Managers, One Great Community

Villagio is a 200-unit property — and you won't be doing it alone. You and a fellow on-site Property Manager each cover roughly half the community, giving residents a consistent point of contact and giving you a built-in colleague to problem-solve with. 

What You’ll Do

Leasing & Marketing

  • Guide applicants through LIHTC/HOME paperwork, including income and asset verification
  • Screen applicants and make approval/denial decisions in line with federal, state, and local guidelines
  • Coordinate background, credit, and reference checks and issue written decisions per MHA policy
  • Keep the property looking great — curb appeal and cleanliness go a long way toward resident pride
  • Build real relationships with residents, staff, community partners, and external agencies

Financial Management

  • Drive property financial performance through rent collection, smart expense management, and strong retention
  • Help prepare and monitor the annual budget
  • Track and oversee contracted services on behalf of the property

Reporting & Compliance

  • Prepare monthly, quarterly, and annual performance reports for leadership
  • Conduct annual recertifications and inspections in line with regulatory standards
  • Keep tenant files organized, complete, and documentation-tight

Maintenance Coordination

  • Partner with maintenance staff to prioritize work orders, repairs, and long-term improvement projects

Resident Relations

  • Oversee occupancy, rent collection, conflict resolution, and all related documentation
  • Investigate complaints, enforce lease policies, and issue violations when needed
  • Manage eviction processes for non-payment and for-cause cases — thoughtfully and by the book
  • Stay in consistent, open communication with residents and community partners
  • Process transfer and accommodation requests in accordance with policy
  • Connect residents with service providers when appropriate

What You'll Bring

You don't need to check every box — we hire for potential as much as experience. But here's what will set you up for success.

Experience & Education

  • A bachelor's degree in public administration, business, or a related field — or an equivalent mix of education and experience
  • At least 2 years of housing or property management experience
  • Experience working with high-barrier households, individuals with mental illness, or people exiting homelessness is a strong plus

Certifications (or willingness to earn them within 6 months)

  • Montana Property Manager's License
  • Tax Credit Housing Manager (TCHM) Certification
  • Fair Housing Certification

Knowledge & Skills

  • Familiarity with LIHTC, HOME, HUD, and affordable housing compliance — or a strong desire to learn
  • Solid understanding of Fair Housing, Equal Opportunity, and non-discrimination laws
  • Strong financial literacy — you're comfortable with budgets and financial reports
  • Excellent written and verbal communication, especially with diverse populations
  • A natural problem-solver who can negotiate, de-escalate, and find workable solutions
  • Organized, detail-oriented, and skilled at maintaining accurate records
  • Proficient with standard office software and comfortable picking up new systems
  • A valid Montana Driver's License and reliable vehicle (mileage reimbursed at the federal rate)

Benefits

Salary: $53,000-59,000 DOE

  • The listed salary range reflects a starting point for this position. Final compensation will be determined based on experience, skills, and overall fit, with opportunities for growth over time. 

Health, Dental & Vision Insurance: MHA covers 70% of premiums

Retirement: 7% employer contribution w/optional employee contribution

Work Environment & Physical Demands

  • This position operates in a professional office environment with a mix of desk-based work, communication, and coordination tasks
  • Regular use of standard office equipment, including computers, phones, and printers
  • Frequent interaction with a diverse range of individuals, including in fast-paced or occasionally sensitive situations
  • May require prolonged periods of sitting, as well as occasional standing, walking, and reaching
  • Occasional light lifting and carrying of items up to 10 pounds
