POSITION SUMMARY:
The Property Manager supports the work of the Y, a leading nonprofit committed to strengthening community through youth development, healthy living, and social responsibility. This full-time position supports the Maintenance and Housekeeping team by coordinating the maintenance, operations, and cleanliness of the facility.

ESSENTIAL FUNCTIONS:
- Inspect facility and grounds daily for cleanliness, sanitation, and mechanical functioning, making corrections and improvements, or reporting to other departments, as needed.
- Perform maintenance tasks within project scopes and skills while providing overall coordination of facility maintenance, including planning and developing preventative maintenance schedules.
- Maintain and track work orders, including preventative maintenance tasks, through the current CMMS (Computerized Maintenance Management System).
- Ensure all work areas and projects are safe, organized, and well maintained.
- Recruit, train, schedule, supervise, and evaluate the department’s staff while fostering a culture of accountability, teamwork, safety, and exceptional service.
- Participate in a rotating on-call schedule to resolve property and equipment emergencies.
- Maintain compliance with all applicable federal, state, and local regulations, including OSHA standards.
- Lead facility safety initiatives, conduct regular safety audits, and participate in organizational safety committees
- Respond promptly and professionally to facility concerns raised by members and staff.
- Support YMCA programs and events by ensuring facilities are prepared and operational.
- Complete repair work and projects in a timely manner; oversee contractors; request and review bids and recommend selection of contractors.
- Manage and maintain building security through access control, surveillance systems, etc.
- Work with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.
- Ensure that assigned vehicles and other equipment are maintained and operated in accordance with policies and procedures.
- Periodically update facility plans; participate in annual planning of capital projects, consistent with the YMCA’s strategic plan and community needs.
- Develop budgets supporting the preventative and annual maintenance plans, purchasing schedules for contractor and department related invoices, supply orders, salary and wages, and monitoring all expenditures against budget.
- Facilitate communication and provide leadership to maintenance staff.
- Partner with CEO and facilities team to develop strategies to motivate staff and achieve maintenance goals.
- Advise management on maintenance issues and projects as requested.
- Follows YMCA policies and procedures; responds to emergency situations. Obtain and maintain required training(s).
- Accept additional assignments as deemed appropriate, within the scope of the job description.
QUALIFICATIONS:
- High school diploma or equivalent required.
- Associate's degree or technical certification in Facilities Management, Building Maintenance, Construction Management, or a related field preferred.
- Minimum of five (5) years of facility maintenance, building operations, or related experience required.
- Strong working knowledge of HVAC, electrical, plumbing, mechanical systems, and general building maintenance required.
- Ability to read and interpret technical manuals, blueprints, and maintenance documentation required.
- Valid driver's license with an acceptable driving record required.
- CPR/AED and First Aid certifications or ability to obtain upon hire.
- Pool Operator Certification (CPO) or ability to obtain upon hire.
- Strong organizational, communication, and problem-solving skills.
- Skills in budget management and project management preferred.
- Ability to coach and lead peers and manage workflow required.
- Intermediate user of computers and software programs required.
SALARY:
Minimum annual salary of $75,000
Starting salary negotiable based on experience
SCHEDULE:
Full-time Weekdays
Scheduling flexibility including on-call, nights, and weekends required

- The work is performed both indoors and out and may require travel to various locations. While performing the duties of this job the employee is exposed to weather conditions prevalent at the time.
- Extended periods of time working at PC and/or laptop, often with repetitive keyboarding movement.
