Full job details

I. BASIC FUNCTION

A. Responsible for maintaining the integrity of the physical asset and maximizing the returns from the asset in accordance with the owner’s objectives

B. Responsible for training and development of all personnel on site

C. Assists Regional Director to meet financial, occupancy and collection goals


II. RELATIONSHIPS

A. Reports to Regional Director – In some cases, Property Manager may be asked to report directly to President of Capital Assets

B. Supervises all On-Site personnel and any other personnel assigned to special projects such as contractors and vendors

C. Maintains professional relationships with other departments within Capital Assets including Accounting and Human Resources

D. Maintains professional relationships with residents, suppliers, vendors and all other professionals that service the company or property


III. RESPONSIBILITIES

A. MAINTAINING THE PHYSICAL ASSET

1. Supervises the Maintenance Staff

2. Delegates and supervises the scheduling of routine maintenance, preventive maintenance, work orders and make readies’

3. Completes regular inspections and follow up on maintenance work

4. Obtains bids, supervises and reviews all contractual services

5. Confirms that all vacant units are rent ready

6. Regularly inspects grounds, interior hallways/breezeways – and all common areas including amenity areas

7. Approves expenditures that are within the budgeted guidelines – Coordinates with Regional Director before any capital expenditure items are purchased

8. Requests permission for expenses that will bring the property over budget

9. Make recommendations for physical repairs and/or replacements

10. Responsible for the scheduling of all repairs for vacant and occupied apartment homes


B. MARKETING & LEASING

1. Supervises on-site leasing staff

2. Prepares recommendations for all advertising and marketing programs

3. Completes regular market comparisons

4. Completes and reviews all weekly and monthly reports for accuracy

5. Reviews all Rental Applications and lease forms for accuracy and compliance with fair housing

6. Hires and trains Leasing Professionals to achieve occupancy goals for the property


C. COLLECTION MANAGEMENT

1. Maintains effective resident relations

2. Supervises rent collection policies and implementation of collection programs


D. FINANCIAL REPORTING AND CONTROL

1. Assists Regional Director in the preparation of the annual budget

2. Logs all monthly expenses, responsible for explaining any budget variances

3. Approves Invoices for payment

4. Reports and controls payroll information to Human Resources consistent with company policy

5. Maintains Inventory control of all equipment and supplies

6. Makes recommendations for more efficient use of allocated funds


E. ADMINISTRATION

1. Maintains property files and records

2. Responsible for hiring and training of onsite employees and responsible for processing all new hire paperwork in accordance with Capital Assets Company Policy

3. Motivates entire team to maximize their individual performance through positive interaction and encouragement

4. Completes all duties in a professional and timely manner

5. Handles all emergencies during and after normal business hours

6. Communicates all property issues with Regional Director

7. I will attend all required continued education seminars given by Capital Assets or other industry organizations

8. Conduct weekly and monthly staff meetings with the entire staff to discuss goals, production and any other issues that will arise

9. Maintains key control according to Capital Assets Company Policy

10. Utilizes the Time Keeping System that is in place for Capital Assets

11. Demonstrates leadership by following and teaching Capital Assets Company Policies



IV. QUALIFICATIONS

A. I have a High School Education

B. I have a minimum of 1 year Property Management Experience

C. I have budget knowledge

D. I have experience effectively supervising at least 3 or more people

E. I can live on site (if required)

F. I have good communication skills

G. I possess the ability to multi-task

H. I have good grammar skills, a pleasant voice and I am detail oriented

I. I have the ability to interact with a wide range of people

J. I perform in a courteous manner when working under pressure

K. I have a positive and confident attitude
