Position Overview: Maintains property rentals by advertising and filling vacancies; negotiating and enforcing leases; maintaining and securing premises. Key Responsibilities: Maintain correct records of all community transactions and give them on a prompt basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.) Ensure that all rent and late fees/check charges are collected, posted, and deposited on time. Works with Accounts Receivable on this. Generate necessary legal action, documents, and process following State and Company guidelines. Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance. Ensure that A/P invoices are given to the billing office for payment, manage petty cash and all funds. Ensure property is rented to capacity. Utilize marketing strategies to secure prospective tenants. Prepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow. Complete all leases and corresponding paperwork accurately, and on time. Deal with resident concerns and requests promptly to ensure resident satisfaction with management. Always maintain community appearance. Ensure that all service requests are noted and communicated appropriately for maintenance. Conduct all business by following TMI policies and procedures. Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws. Showing available apartments to prospective tenants Knowledge of OSHA laws and regulations Ensure compliance with the Housing Incentive Fund obligations/regulations for the 24- and 6-unit apartments. Responsible for upkeep of all properties inside and outside. Responsible for all move in and move out cleans. Must be able to work independently. QualificationsEducation and Certifications: College degree preferred. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Position prefers a minimum of 2 years on-site as a Leasing Consultant and/or Assistant Community Manager; will consider 3 years’ supervisory experience in a customer service-related business with proper certification(s).
