SALARY

Starting at $100,000-105,000 annually.

ABOUT THIS POSITION

The Property Manager manages the day-to-day operations of a commercial property, including vendor and tenant relationships, administrative functions, and property management activities.  Responsibilities include selecting and managing service partners, overseeing vendor bidding, and managing tenant improvements, capital projects, and other construction projects.

The Property Manager oversees monthly reporting and is responsible for developing annual budgets and business plans. This role also manages and supports administrative staff, builds strong tenant relationships, resolves day-to-day issues, and also promotes a culture of sustainability while demonstrating market leadership.

Essential Functions include but are not limited to:

• Act as Unico’s ambassador to building tenants, resolving issues as they arise.
• Manage day-to-day operations of building.
• Oversee work and develop relationships of service partners. Conduct frequent service inspections of buildings. Spend time in the field meeting the vendors and building relationships.
• Manage, write and approve contracts with service partners. Keep on-going contracts up to date.
• Oversee tenant and capital improvement projects. Work closely with the chief engineer and engineering staff.
• Conduct competitive and ethical bidding procedures for building services to ensure quality and competitive pricing.
• Maintain open line of communication with building tenants.
• Ensure available spaces are ready to show.
• Conduct annual tenant surveys and implement necessary changes generated from survey results.
• Generate budgets for operating expenses.
• Compile budget data for both revenue and expenses.
• Manage operating expenses for property portfolio.
• Oversee monthly management report preparation.
• Approve invoices and purchase orders.
• Provide leadership and team support for the building staff. May supervise staff.

• Strong written and verbal communication skills.
• Sound judgment and attention to detail.
• Proficiency with Microsoft Office, including Word and Excel.
• Strong customer service skills.
• Basic understanding of accounting principles.

QUALIFICATIONS

• Bachelor’s degree in business or related field, or combination of education and experience.
• 5-7 years’ experience in commercial property management.
• TN Real estate license, required.
• CPM, CCI or RPA certifications, preferred.

This position is in a standard office environment with desktop business equipment and frequent telephone calls.  Noise level is moderate.  Frequent interruptions are common, while under deadlines and time constraints.
