Job Summary
We are seeking a motivated Property Manager to join the team. The Property Manager is responsible for directly managing all aspects of our residential property. As a successful Property Manager, your goals are to maintain high occupancy rates, maximize profitability, and maintain a high level of satisfaction for both the property owner and tenant. Responsibilities
The Community Manager is fully accountable for all day to day property operations, overseeing and enhancing the value of the property, including, but not limited to;
  • Ability to supervise, lead and ensure all staff members are following Federal Fair House Act and company policies. Process maintenance service request and inform maintenance team in a timely manner. Ensure clear and consistent communication between the Managing Office team and the Maintenance team. All management functions for employees reporting to them, including timecard approval, time off approvals, attendance monitoring, etc. 
  • Provide outstanding customer service while addressing prospective residents, current residents, vendors and colleagues. Demonstrate a strong sense of pride and accountability for the community.
  • Understanding of maintenance requirements and ability to identify and schedule activities to correct deficiencies within the community
  • Work with State of Michigan representatives to ensure community complies with State Small Water supplier regulations, complete forms and file annual reports.
  • Ensure the Community has the highest and greatest curb appeal within the identified budget 
  • Maintain accurate records of all community transactions and submit on timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, deposits, etc.)
  • Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely manner
  • Generate necessary legal action, documents and process in accordance with State and Company guidelines, attend court proceedings as needed
  • Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance
  • Ensure that bills/invoices are submitted to the owners for payment, handle petty cash and all funds
  • Prepare and execute contracts, showing homes, taking applications and deposits, qualifying residents, verifying employment and landlord references, and preparing leases.
  • Represent the company in a professional manner at all the times by providing customer service to current and future residents
  • Be knowledgeable and compliant of federal, state and community rules, procedures and regulations. Compliance with Federal Fair House Act, Company policies and procedures

Qualifications
  • Proven working experience in property management, managing multi-family community
  • High school diploma/GED required, Bachelor’s degree preferred
  • Property Management License preferred
