To learn more about CHP's employee benefits, visit: www.communityhousingpartners.org/benefits What You’ll Do As a Property Manager II, you’ll be accountable for property performance and have the authority to make operational decisions, lead your team, and identify opportunities for improvement. Property Operations & Performance Oversee daily property operations and maintain a high-performing, well-managed community. Drive occupancy toward 97% or greater through effective leasing, marketing, retention, and operational strategies. Monitor property performance, identify trends, and implement improvements. Address operational challenges independently and escalate only when necessary. Maintain strong curb appeal, community standards, and overall property readiness. Financial Management Develop and manage property budgets. Monitor revenue, expenses, collections, and overall financial performance. Identify opportunities to control expenses and improve property results. Ensure rent payments and other charges are collected, posted, tracked, and reconciled accurately. Use leasing and operational strategies to improve financial performance. Leasing & Resident Experience Support leasing activity, occupancy goals, renewals, and resident retention. Ensure prospects and residents receive responsive, professional service. Resolve resident concerns effectively and professionally. Build positive resident relationships and promote a strong sense of community. Ensure leasing practices and property operations comply with applicable Fair Housing requirements. Team Leadership Supervise, coach, and develop property staff. Set clear expectations and hold team members accountable for results. Delegate effectively while maintaining ownership of overall property performance. Build an engaged, service-focused team. Support employee development, performance, and retention. Maintenance & Property Readiness Partner closely with maintenance staff to ensure work orders are completed accurately and on time. Monitor apartment turns and support a goal of 10 days or less for unit readiness. Conduct and support routine property, building, and unit inspections. Follow up on maintenance concerns and ensure residents receive timely communication. Coordinate with vendors and contractors as needed. Risk & Compliance Ensure operations follow company policies, lease requirements, Fair Housing regulations, and applicable federal, state, and local requirements. Maintain accurate property records and documentation. Identify potential operational or property risks and take appropriate corrective action. Support inspections, reporting, and audit processes. What We’re Looking For You may be a great fit if you have: 3+ years of property management or related experience. Experience independently managing an apartment community or multiple properties. Strong knowledge of conventional leasing, occupancy, resident relations, rent collection, and property operations. Experience developing or managing property budgets and monitoring financial performance. Leadership or supervisory experience strongly preferred. Strong customer service and resident relations skills. Excellent communication and interpersonal skills. Strong organization and time-management abilities. The ability to prioritize competing demands in a fast-paced environment. Strong judgment, problem-solving, conflict-resolution, and decision-making skills. The ability to lead independently while collaborating effectively with regional leadership and other departments. High school diploma or equivalent required; bachelor’s degree in business, real estate, property management, or a related field preferred. CAM, CPM, Fair Housing, or other industry certifications are a plus but not required. Technology You’ll Use Comfort with technology is important in this role. Experience with the following is preferred: Property management platforms such as Yardi Voyager and RentCafe Microsoft Excel, Word, Outlook, and Teams Adobe, DocuSign, and electronic document management tools Mobile inspection, work-order, and communication applications Financial reporting and business intelligence tools such as Power BI Ready to Take Ownership of a Community?
