Property Manager - Affordable & Market-Rate Community


Location: Carriage House (Elkhart, IN)


Bradley Company is looking for an experienced Property Manager to lead a 420-unit community made up of affordable (HUD-complaint) and market-rate housing.


This is a hands-on leadership opportunity for someone who enjoys developing a team, improving property operations, and creating a positive experience for residents. You will lead a six-person property team and partner with regional leadership, Compliance, Accounting, and other support teams.


What You’ll Do

  • Lead daily property operations, including leasing, maintenance, resident relations, and vendor coordination
  • Coach and support the office and maintenance teams while building a positive, accountable workplace
  • Maintain compliance with HUD and other applicable affordable housing requirements
  • Oversee certifications, recertifications, resident files, audits, and property inspections
  • Monitor occupancy, rent collections, expenses, work orders, and unit turns
  • Respond to resident concerns fairly, professionally, and consistently
  • Review property performance and partner with leadership to address challenges and identify improvements


What We're Looking For

  • At least two years of property management experience
  • Experience leading an on-site property team
  • Affordable housing experience, including HUD, Section 8, or LIHTC required
  • Working knowledge of property financials, budgets, and compliance requirements
  • Strong communication, organization, and problem-solving skills
  • Experience with Yardi or a similar property management system is a plus
  • High school diploma or equivalent required
