About the Role

KEY RESPONSIBILITIES

Leasing

  • Meet/exceed occupancy goals by converting leads to applications and signed leases.
  • Respond promptly and professionally to prospects via phone, text, and email; follow up to secure leases.
  • Ensure unit marketing accuracy across all channels (details, pricing, photos, availability, etc.)
  • Schedule and conduct effective property tours.
  • Process applications per screening criteria; approve/deny and document decisions.
  • Prepare and send leases and related move-in documentation.
  • Coordinate and create seamless resident move-in experiences.

Property Management

  • Serve as the primary resident contact; communicate timely, professionally, and empathetically to support high resident satisfaction, working proactively to retain good residents.
  • Take ownership of the property's physical condition and daily operations through regular inspections, coordination with servicers, and enforcement of cleanliness and safety standards.
  • Address issues found during inspections and complete corrective/proactive actions (self-performed or vendor).
  • Schedule, coordinate, and direct service vendors to complete unit turns, repair requests, and preventative maintenance to ensure property's are maintained to our quality standards.
  • Manage rent collection, address delinquency issues promptly, and escalate as needed.
  • Prepare, deliver, and obtain required resident documents and property notices per policy and lease requirements.
  • Collaborate with the Multifamily Director of Operations and team to ensure each property's financial health.
  • Track local rental trends and market conditions to recommend pricing and property improvements.

Overall

  • Demonstrate accountability and cross-team collaboration while delivering fast, thoughtful, and resident-focused service.
  • Become proficient with our property management software, systems, and processes.
  • Attend meetings in Brookings, SD, as needed.
  • Complete required training and ongoing professional development.
  • Build trust through integrity. Do what's right. Strengthen HME Properties management reputation.
  • Be based in, or near, Sioux City, IA.

SKILLS AND COMPETENCIES

PREFERRED QUALIFICATIONS

  • 2+ years of management, sales, or customer service experience.
  • Valid driver's license and reliable transportation.
  • Clear background check.
  • Online property management software experience (preferred).
  • Proficiency in Microsoft Word, Excel, Outlook, Adobe, and similar software.
  • Property management, leasing, or real estate experience (preferred).

WORK SCHEDULE

  • Standard hours: Monday–Friday, 8:00 AM–5:00 PM; must be willing and able to work extended hours as needed, including weekends and holidays, and respond to off-hour events/emergencies.
  • This position is initially based in Sioux City, IA and will later require regular work assignments in Yankton, SD. Candidates must be comfortable with ongoing travel between locations.
