Join our team as a Property Manager at Sweet Auburn Grande!

Gorman & Company is seeking an energetic and driven Property Manager to lead the lease-up and ongoing operations of Sweet Auburn Grande, a brand-new 109-unit affordable housing community in the heart of Atlanta, Georgia. This is a unique opportunity to help launch a new LIHTC community from the ground up while making a meaningful impact in one of Atlanta's historic neighborhoods. We're looking for a self-starter who thrives in a fast-paced environment, enjoys building community relationships, and is motivated by ambitious leasing goals and operational excellence.

What You'll Do

  • Lead the successful lease-up and daily operations of a new 109-unit LIHTC affordable housing community.

  • Develop and execute creative outreach, marketing, and resident attraction strategies to achieve occupancy goals.

  • Host community events, open houses, and networking opportunities to generate applications and build local partnerships.

  • Ensure compliance with LIHTC regulations and affordable housing program requirements.

  • Manage property financial performance, including budgeting, reporting, rent collections, and expense management.

  • Recruit, train, coach, and lead on-site team members while creating a positive resident-focused culture.

  • Partner with construction, maintenance, compliance, and corporate teams to ensure a smooth transition from development to stabilization.

What You'll Bring

  • 1-3 years of direct Property Manager experience within a LIHTC community

  • Strong LIHTC experience and knowledge of affordable housing compliance requirements.

  • Lease-up experience preferred with a proven ability to meet aggressive occupancy goals.

  • Experience with RealPage or similar property management software preferred.

  • Highly organized, self-motivated, and capable of managing multiple priorities in a deadline-driven environment.

  • Strong communication, networking, and relationship-building skills.

  • Valid driver's license, reliable transportation, and ability to travel locally for business purposes.

  • Availability to work occasional evenings and weekends during lease-up activities, resident events, and open houses.

Compensation & Benefits

  • Competitive salary of $65,000-$75,000 annually based on experience.
