Regional Community Manager

Who We Are
Kalos Residential is the property management company affiliate of Four Mile Capital, a vertically integrated multifamily owner-operator with approximately 2,700 units across seven states. Our core purpose is straightforward: Be the best multifamily owner-operator in the country. The Role
The Regional Community Manager is the connective tissue between Four Mile Capital’s leadership and our on-site teams. You own 6–8 apartment communities ranging from 100 to 300 units each. That’s 6–8 Property Managers reporting directly to you — and their performance is your performance.
This role is fundamentally about people leadership. It rewards people who are wired to lead others to help them win, move with urgency, and hold high standards. You set direction, build capable teams, own the financial outcomes, and step in decisively at the first sign of something not working. You are comfortable with change, comfortable on the road, and you do not need a rigid playbook to operate effectively. What you do need is a clear target and the discipline to drive toward it.
The best Regional Community Manager builds a team of great Property Managers, trains them relentlessly, holds them accountable to process and results, and steps in decisively when things aren’t working. Financial performance follows from that. But make no mistake — you also need to live in the numbers. Every property has a proforma, and you need to understand it deeply enough to diagnose variances, identify where performance is slipping, and work with your PMs to course-correct before small problems become big ones. Leading people and owning the financials aren’t in tension here — they go together.
You’ll be based in Denver and will travel at least monthly to each portfolio site – more when the situation calls for it. Travel isn’t a perk or a burden — it’s how you do the job. You can’t lead people you never see.
What You Own
1. Lead, Manage & Hold Your Property Managers Accountable
This is the job. You are responsible for the performance of your Property Managers — and that means owning the full cycle: hiring great people, onboarding them properly, training them on our systems and standards, coaching them continuously, and holding them accountable to results. When a PM struggles, you diagnose why and fix it. You do not manage around weak players; you address them.
2. Maximize Portfolio NOI
Every property in your portfolio has a proforma. Your job is to meet or beat it. Revenue growth, expense discipline, occupancy, and rent achievement are how Four Mile Capital creates value for investors. Your bonus is tied to it. Your PMs’ success is tied to it. Take it seriously.
Maximizing NOI isn’t about micromanaging line items from Denver. It’s about having well-trained PMs who understand the budget, manage their teams effectively, and push for strong performance at the site level every day.
3. Drive Distributable Cash at Every Property
You push your PMs to maximize revenue (occupancy, rent growth, renewals, ancillary income) while maintaining tight control over expenses — without sacrificing the resident experience that drives retention. Strong retention is the cheapest leasing tool you have.
4. CapEx Execution — On-Time & On-Budget
Capital projects at your properties are your responsibility to execute. That means sourcing competing bids, selecting the right vendors, holding them accountable to agreed-upon timelines and budgets, and ensuring work meets Four Mile Capital’s standards. CapEx done right protects the asset and drives NOI.
5. Acquisitions Support
As Four Mile Capital continues to grow — targeting 2,500 new units by the end of 2028 — you will play a supporting role in due diligence and onboarding for new assets in your market, assessing operational conditions, evaluating existing staff, and helping plan transitions to our systems and standards. You will also be asked to provide market-level insight during underwriting. This isn’t the primary function of the role, but it matters, and RMs who do it well accelerate our ability to acquire and absorb new assets without disruption.
6. Company & Site Standards Followed by Everyone
You are responsible for ensuring every Property Manager in your portfolio knows our systems, follows them, and enforces them with their own teams. Inconsistency across sites is a management failure. When you find it, address it. If you’re not sure if your PMs are following process, go find out.
What We’re Looking For
Experience matters, but it is not everything. The profile that thrives here looks like this:
- 3 to 5+ years of multifamily property management experience, with at least some time in a multi-site supervisory capacity
- A track record of leading real people with real accountability, not just managing properties
- Comfortable operating in a fast-moving, multi-state environment where the landscape shifts and you adapt without losing momentum
- Is comfortable with frequent travel and knows how to stay on top of a portfolio that’s spread across multiple states
- Strong enough financial literacy to read a proforma, diagnose a variance, and work with your PMs to course-correct
- Holds a current Fair Housing certification or is willing to obtain one promptly
