JLL - Senior Facilities Manager (M2)

Transform at JLL as a Senior Facilities Manager on a client account in our Technology Division! You will lead an IFM team at our clients U.S. headquarters in NYC. Our client is one of the world's Big 4 accounting firms, providing global audit, tax, and consulting services.

Location: New York, NY 10017 (Midtown Manhattan)

Work Schedule: Onsite, M-F 8 AM-5 PM

Travel Requirements: 15% NE US

Reports to: Account Director

Estimated compensation for this position is: $145,300 - $178,100 + annual bonus

What this job involves:

JLL is seeking a Senior Facilities Manager to lead facilities management operations in the Northeast and will be onsite at our client's New York City headquarters in Midtown Manhattan. This role is the senior JLL presence in the New York / Northeast market, responsible for oversight of the day-to-day performance of the team, the development of the onsite facilities team, and the strength of the client relationship at the region's flagship location. 

Beyond day-to-day site leadership, this role oversees JLL's service delivery across the broader Northeast portfolio by leading the local JLL FM team members in provision of service excellence, operational efficiency, and account operations in line with JLL's Accelerate 2030 strategy, which emphasizes deepening client relationships and using data, technology and AI to deliver more integrated, higher-value facilities solutions. 

What your day-to-day will look like:

Site & Operational Leadership 

• Own facilities operations at class-A office site of approx. 1 million square feet in Midtown Manhattan, ensuring the site meets JLL's service standards and the client's expectations for a flagship, highly visible headquarters location. 

• Oversee daily building engineering, maintenance and repair activity – including HVAC, electrical, plumbing, life safety, and critical infrastructure systems – performed directly or through subcontractors and the Mobile Engineering Services (MES) platform. 

• Manage the demand work order lifecycle from intake through completion, ensuring response and completion times meet agreed service levels across emergency, urgent, normal and routine priority categories. 

• Lead property inspections, preventive/predictive maintenance programs, and life-safety/critical systems for readiness for the site. 

• Oversee break-work planning and execution in partnership with the Office Services Managers (OSLs), ensuring work stays within approved budget and scope. 

• Coordinate subtenant management activities where applicable, including onboarding, inspections, and adherence to lease and building policy requirements. 

• Maintain CMMS (Corrigo) data integrity for the site and use system reporting to drive decisions on staffing, vendor performance, and work order trends. 

People Management & Team Development 

• Directly manage and develop onsite Facility Managers, Assistant Facility Managers, and Facility Coordinators, setting clear expectations and supporting their growth. 

• Build a high-performing, engaged team through regular coaching, performance feedback, and career development conversations. 

• Model and reinforce a strong safety culture, service mindset, and accountability across the onsite team and subcontracted labor. 

• Partner with Human Resources and account leadership on staffing, onboarding, and workforce planning for the New York site and, as needed, the broader Northeast portfolio. 

Client Relationship Management 

• Serve as the primary, trusted point of contact for the client at 300 Madison Avenue, building a relationship grounded in responsiveness, transparency, and follow-through. 

• Meet regularly with the OSLs and other client stakeholders to review open work, upcoming projects, and building performance. 

• Represent JLL in quarterly business reviews (QBRs), presenting site performance against agreed KPIs and contributing to the account's KPI scorecard. 

• Anticipate client needs and proactively bring forward solutions, ideas, and innovations rather than waiting to be asked. 

Portfolio Growth & Strategic Contribution 

• Identify opportunities to apply data, technology and automation – consistent with JLL's Accelerate 2030 strategy – to improve service delivery, reduce cost, and strengthen the client relationship across the region. 

• Support account planning activities, including input into staffing, budget, and initiative planning for the Northeast. 

• Contribute critical thinking and sound judgment to resolve escalated issues, evaluate trade-offs, and recommend the best path forward to both JLL and client leadership. 

Financial & Vendor Oversight 

• Support development and management of the site's operating budget, monitoring spend against plan and escalating variances appropriately. 

• Manage vendor and subcontractor performance, including quarterly business reviews, service-level compliance, and certificate of insurance (COI) tracking. 

• Ensure all work is performed within approved budget authority, escalating and documenting any emergency expenditures per policy. 

Required Qualifications:

• Bachelor's degree in Facilities Management, Engineering, Business, or related field, or equivalent professional experience. 

• 7+ years of progressive facilities management experience, including experience managing a corporate or commercial real estate site of significant scale and visibility. 

• Proven, hands-on people management experience – demonstrated ability to hire, coach, develop and hold accountable for a multi-level facilities team. 

• Strong critical thinking and problem-solving skills, with the ability to evaluate operational, financial, and client trade-offs and make sound recommendations under pressure. 

• Demonstrated ability to build and sustain strong client relationships at multiple levels of an organization, including with senior stakeholders. 

• Working knowledge of building systems (HVAC, electrical, plumbing, life safety) and standard facilities management practices. 

• Experience with computerized maintenance management systems (CMMS); Corrigo experience is strongly preferred. 

• Excellent verbal and written communication skills, with the ability to represent JLL confidently in client-facing settings, including QBRs. 

• Comfort working with data and reporting tools to track performance and identify opportunities for improvement and growth. 

Preferred Qualifications:

• Facilities Management Professional (FMP), Certified Facility Manager (CFM), or similar industry certification. 

• Prior experience supporting a professional services or technology client in a corporate headquarters environment. 

• Experience contributing to or supporting account growth, strategic planning, or multi-site portfolio initiatives.
