Job DetailsJob Location: The Lofts at 5 Lyon - Grand Rapids, MI 49503About the Role The Senior Leasing Manager oversees leasing operations and supports the overall performance of the community by driving occupancy, revenue, and customer experience. This role leads and develops the leasing team, executes effective leasing strategies, and partners closely with the Community Director and Service Manager to ensure the property meets business goals, including targets of 95% physical occupancy and 90% economic occupancy. The Senior Leasing Manager is responsible for leasing performance, resident relations, market awareness, and team development while serving as a visible leader in the leasing office and throughout the community. What You’ll Do Leasing & Operations •    Oversee all aspects of apartment leasing, including tours, applications, resident qualification, screening, lease preparation, and deposits. •    Develop and execute leasing strategies to attract qualified prospects, maximize occupancy, and drive rental revenue. •    Monitor leasing activity daily, including prospect follow-up, pipeline accuracy, and queue management; ensure leasing standards and performance goals are met. •    Conduct high-quality community and model tours using strong product knowledge, market awareness, and feature-benefit selling techniques. Customer Experience & Collaboration •    Deliver exceptional customer service while building strong relationships with prospects, residents, vendors, and internal team members. •    Coordinate closely with the Service Manager to ensure timely communication regarding service requests, unit readiness, and move-in schedules. •    Support lease renewals by distributing renewal notices, tracking responses, and following up with residents to maximize retention. •    Serve as a resource for residents by addressing concerns professionally and escalating issues as appropriate. Administrative & Compliance Responsibilities •    Perform general leasing office and administrative duties, including phones, follow-ups, documentation, filing, supply ordering, and ensuring lease accuracy. •    Ensure compliance with Fair Housing laws, company policies, and all applicable local, state, and federal regulations. •    Represent Acme Residential professionally and consistently in all interactions. Operational & Performance Expectations The Senior Leasing Manager contributes directly to the financial and operational success of the community by supporting the following benchmarks: •    Support monthly revenue targets through strong leasing performance, renewals, and collections efforts. •    Assist the onsite team in achieving year-to-date Net Operating Income (NOI) goals. •    Help maintain: Economic Occupancy of 90% or greater. Physical Occupancy of 95% or greater. Rent collections of 95% or greater. •    Coordinate with maintenance and management to ensure all vacant units are move-in ready by the 15th of each month. •    Support service standards by helping maintain a work order backlog below 10% of total units. •    Perform daily responsibilities in a manner that supports quarterly financial commitments and ownership distributions. Other Duties •    Support the Community Director with daily operations, reporting, and assigned projects. •    Represent Acme Residential with professionalism, integrity, and a customer-focused mindset at all times. •    Perform other duties as assigned. Physical Requirements The physical demands described below are representative of those that must be met to successfully perform the essential functions of this role. Reasonable accommodations may be made to enable qualified individuals with disabilities to perform these functions. •    Ability to walk property grounds and climb stairs during tours or inspections for extended periods, frequently up to 30 minutes at a time, totaling approximately 1–2 hours per workday. •    Ability to occasionally lift or move items weighing up to 25 pounds, including leasing and office materials. •    Ability to sit or stand for extended periods, up to 2 hours at a time, totaling approximately 5–6 hours per workday while performing leasing and administrative duties. •    Ability to frequently use a computer, phone, and office equipment for communication, data entry, and documentation. •    Ability to communicate clearly, professionally, and effectively in person, by phone, and in writing. Duties, responsibilities, and activities may change at any time with or without notice.   QualificationsWhat You Bring  •    5+ year of experience in leasing, sales, or a customer-facing role (multifamily preferred). •    Strong sales, negotiation, mediation, and de-escalation skills. •    Excellent interpersonal, listening, and relationship-building abilities. •    Strong organizational, time management, and multitasking skills. •    Excellent written and verbal communication skills. •    Proficiency with Microsoft Office (Excel, Outlook) and property management systems. •    Working knowledge of Fair Housing laws and ability to apply local and state regulations. •    Positive attitude, self-motivated, and eager to learn and grow. •    Ability to work a flexible schedule, including some evenings and weekends.
